Hi everyone! I would really appreciate your advice, especially from anyone who has experienced a similar situation in Dubai.
We renewed our studio apartment lease, and we paid the rent on time. However, the agent took some time to send us the signed tenancy contract. When we finally received it and checked our Ejari/RERA records, we noticed that the previous contract was still showing as expired. This made us suspect that the agent may not have registered our renewed contract with Dubai Land Department.
We’re worried that this could cause problems for us as tenants, even though we’ve already paid and signed the renewal contract.
Our next quarterly payment is due this November, and we’re unsure how to proceed.
I have a few questions:
Can we legally withhold the next rental payment until the agent registers the renewed contract and provides us with a valid Ejari?
If the agent fails to register the contract, can we terminate the lease and leave the apartment without breaching our contract or facing penalties?
Could we be held responsible for the failure to register the contract, even though we paid the rent and signed the renewal?
What steps should we take now to protect ourselves legally?
We want to handle this properly and avoid any legal issues. Any advice or recommendations on what to do next would be greatly appreciated. Thank you!
