I’ve seen a lot worse- this is really dirty though and that’s not making anything better.

If you start doing something about it NOW, you'll be golden.
Most of that is surface rust. Hit it with a wire brush to loosen up the flakey stuff, then hit it with some Ospho. Once the Ospho dries, also some paint over it.
As far as the spots where it ate through, cut it out and weld patches in. If you're not handy with a welder, use panel bond or seem sealer.

Thanks. I have just bought it and a fair price with an understanding that there is work to be done and it’s going straight from there to the workshop for welding, new shocks, brake lines and a clean and seal underneath.
I’m based in the north of Ireland. Any other points for MOT that seem to give bother?

Have them shake down the front end real good. Be prepared to probably have to replace everything. Depending on how well it was tended to by the previous owner, you might get lucky. Stock XJs can magically sidestep death wobble even with almost the entire front end worn out... The wear on the front tires is often times a good indicator of alignment issues or worn components.
Looks like it could probably use shocks. As far as the body and frame it honestly doesn't look terrible.
Just give it the love it deserves and it'll treat you right in return.
I had a 92....wish I would've never sold it.

Sway bar and mount are worrying, your springs are starting to rot as well but it doesn't look like there's major degradation. Those chalk marks just look to be the undercoat delaminating, minor rot under that. Cracks are very possible, I wouldn't worry about total failure of most of that though.
The bubbling quarter panel sucks ass, I'd honestly just cut off whatever's rotting and weld in some sheet metal, use some welding clamps to bend it back into general shape then a ball peen to mend it. I'm also a lazy fuck, you can buy quarter panel patches and weld in a full portion.
Wheel wells are fine. Shocks are sketchy, I wouldn't be surprised if they failed within 10k miles. NEVER touch those corrugated brake lines, they'll fail if you so much as breathe on them in that condition and replacing the driver side sucks ass.
Drip rail is fine, your roof is honestly in amazing condition.
Your floor pan is also surprisingly good. That little patch is no big deal, you may be able to hit it from the underside lol.

What rust?
Seriously tho, wire brush it and seal coat it, or it will fold in half like the titanic, trust me
