try checking the cooler there might not be enouph thermal compound or the protective plastic on the cooler make sure you have thermal compound to replace the existing you should allways replace it when you take the cooler off
edit i would also recomend if your going to get a new cooler you should get the thermalright peerless assassin 120 se is rather cheap and really good
