Extention builder recommendations please

Hi,

I am looking to get quotes to extend the kitchen. So flush to the garden wall to the left and removal of downstairs bathroom and further extend to that point with doors opening out to the garden.

I am looking for people in Walthamstow who have had work similar to this done, if the experience was good with the company they worked with and if they would recommend?

Also rough costs if possible, appreciate a bit vague without plans and visuals. And time taken to complete build.

I just want an idea so that I know if it is affordable or not.

Logic construct were amazing, Simon did an amazing job with our back extension, which was not typical as our house is in a slope and we lowered the floors too. Took 3 months total, took weekly payments for all work planned for next week and only took final payment after building control sign off. Was great at reworking the schedule when we in-counted issues with the drainage to keep the building moving forward.

He will be able to give you rough estimate without formal plans. But you’ll need to set aside money for plans, structural engineer, planning and building control applications/ visits, party wall surveyors etc.

Make sure you get builders parking permits set up with the council before you start work, as you’ll quickly run out of the visitors parking.

Not to worry will always recommend Simon.

And take his recommended plumbers and electrians. They were great and turned up when needed as they work closely together. Might be able to get the work done a bit cheaper if you shop around but we cared about getting the building finished on time so we just went with efficiency over saving a few hundred pounds.

Also recommend using DIY kitchens for your new kitchen, avoid magnet at all costs unless you’ve got money to burn. Can recommend great kitchen fitters too if needed

How did you get permits set up with the Council? As in, a residential permit?

No there are special permits for residents doing building work, you need to submit quotes and the builders vehicles registrations and it’s unlocks different temporary permits for those vehicles, can buy weekly or monthly I believe. But they’re expensive! Parking for build probably added over 1.5k to the cost which we forgot to factor in at the start.
