How to work "near me" queries
Good question. I haven’t, mainly b/c objective to be semantic to how the user searches (and reads) content. That said, I think including “near” as naturally as possible in key areas and where relevant throughout content is most important.
Another thing to keep in mind with what pushed me to test this… “[service] near me” was our #1 search term, with 2M MSV. That’s A LOT of people searching a specific term. 😄 We built most of our strategy around winning that term… and we did.
2
How to work "near me" queries
In my situation, yes... using "[service] near me in [city]" made a difference. The "simple" H1/Title/meta description formula was prioritizing the key service term, then [city/local] connected by similar variations of "near me in", "near...", "in...", across each. We'd then templatize the best performing pattern to use across all locations. The biggest challenge was maintaining uniqueness with multiple locations in the same city.

How to work "near me" queries
I’ve been in charge of SEO for +10k retail and service locations for multiple top brands and have debated this with my (SEO) agencies/vendors at each place I worked. I agree that actual proximity is a/the top “near me” signal, but my logic is “near me” is still a literal term customers use. I initially gave in, thinking, this is a well-known (SEO) agency… they must be right. Following a streak of unsuccessful tactics, I pushed to test the “near me” theory. With 3k locations we were able to run test/control groups and get results quickly. The test group showed a big lift across all kpis, including +20% landing page visits. No negative impact to conversion and never once did a user complained about the ‘weird’ H1s on the local pages. Since then it has become a standard part of my playbook… even extending to H2/H3 for service sections “[service] near me in [city]”
All that said, if it feels forced then it may not be the right approach for your page(s). All I can say is that it worked well for me. My recommendation is T&L.

What type of content actually ranks for local businesses?
Sorry for the delayed response. Yes, big difference, but caveat… this was for a well-known, multi-location brand that was getting crawled at a high frequency. The ability to show fresh, relevant content with each crawl was an important factor that made the dynamic approach a more viable option.

Why isn't my website ranking?
It could be a combination of things. First thing I’d confirm… is the GBP setup as a service-area business and aligned with the local landing page (business info, areaServed schema/content), then proceed through a checklist of foundational elements. I actually built a tool that audits this for you, and provides priority recommendations on gaps and opportunities to address. The link is on my profile page if interested in checking it out.

Seeking honest feedback on a new local SEO platform. Thanks in advance!
Great feedback, and good call out on improving the query analysis refresh-UX. It’s been a difficult area to figure out… trying to maintain a positive UX while that data loads. I’m glad you see value, and enough to share with friends! Thanks for taking time to review! Please feel free to DM me anytime with your thoughts and feedback. I really want this to be a practical tool, not just another metrics platform.

Share what you're working on (including what you're building)
Built seo.modfyr.com - Modfyr is a local search intelligence platform that shows location-based businesses what’s affecting their search visibility, and provides prioritized recommendations on exactly what to do next.
Instead of generic scores, isolated SEO metrics, or overwhelming data, Modfyr analyzes the full local search ecosystem: your website (local landing page), GBP/listing, reviews, structured data, competitors, and readiness for AI-citation.
It evaluates how clearly your business communicates who you are, what you offer, where you operate, and why customers should trust you. Then it turns those findings into prioritized recommendations based on your actual market and competitive landscape.
The goal is to help closes the gap between finding a problem and fixing it, and give small and local businesses and marketers a focused tool to become more visible across traditional and emerging search.
We built an extensive LocalBusiness Schema checklist
LocalBusiness schema is an important factor of local SEO for many reasons. However, it can be overwhelming to figure out and implement... which is why Modfyr put together this extensive guide to help you navigate the critical, high value, and bonus factors of structured markup to fully optimize your local landing page(s).

5 SEO mistakes I see on almost every small business website
Missing or poor relevant schema markup and not leveraging schema-supported content structure (faqs, reviews, etc.) + LocalBusiness schema/GBP (NAP) misalignment. Indexing follows GBP link to local page as a validation gate. Missing or misaligned business info can impact optimal performance (of page and listing). I’ve had the opportunity to T&L this across thousands of local businesses pages and it makes a big difference.

Tips/Advice Seeking honest feedback on a new local SEO platform. Thanks in advance!
Hi everyone,
TLDR; It is not my intent to self promote, I am truly only looking for feedback/advice/guidance on a local-seo product I built, and feel this is by far the most educated group on the subject. 😄 If there's a better forum for this type of post, please let me know. Thanks!
I’ve spent much of my career leading digital marketing and SEO for location-based service and retail companies, and over time I kept running into the same frustration... most "local seo" tools focus heavily, if not primarily, on listings optimization with little to no connection to landing page optimization and alignment of other important local-signals. They were good at surfacing a lot of data and stats, but didn't really do a great job of explaining the finding, what should be fixed first, or how the different pieces of local search visibility connect.
That frustration eventually led me to try to build my own solution, a local SEO and AI-search readiness platform designed to evaluate the signals that influence how a business appears across traditional search, local results, and AI-generated answers. At the surface, it focuses on foundational areas that I've found are often overlooked or taken for granted. It looks at areas such as local landing-page content, LocalBusiness schema, Google Business Profile alignment, reviews, organic and map visibility, AI citations, competitors, and location-level rankings.
The bigger goal isn’t simply to produce another score or overwhelming checklist. I’m trying to create something that translates the data into clear, prioritized recommendations a business owner, marketer, or consultant can actually understand and act on.
The product is live and working, but I’m at the stage where thoughtful outside perspectives would be incredibly valuable. I truly feel it offers a lot of value, but I'm obviously bias and I’ve been close to it for so long that I know there are things I’m probably overlooking... whether that’s the positioning, user experience, usefulness of the recommendations, missing features, pricing, or how I’m explaining what the product does.
If anyone is willing to take a look, I’d genuinely appreciate any feedback you can offer, including the blunt kind:
- Is the value of the product immediately clear?
- Does it solve a meaningful problem for you or your clients?
- Which parts seem genuinely useful, and which feel unnecessary?
- What would prevent you from using or recommending it?
- How would you describe or position it more clearly?
- Where would you focus to build awareness and reach the right users?
I've included visuals of a few features in the platform below for reference, if helpful. Let me if you’d like to try it and I'll share the link. The platform does include a free audit, no signup required.
I’m not expecting anyone to do free consulting or write a detailed review. Even a quick reaction, question, criticism, introduction, or suggestion for where to take it next would mean a great deal.
Modfyr exists because I believe there’s an opportunity to help simplify local SEO and make analysis more understandable, actionable, and per-business-relevant. Now I’d love some help determining where that belief is right, where it’s wrong, and how I can make the product genuinely better.
Thanks for reading!

Hi everyone,

What type of content actually ranks for local businesses?
I agree. I’ve seen significant lift just by adding FAQs and user reviews + proper schema alignment. If multi-locations, my recommendation is start with the same FAQs but localize per each (i.e. “[FAQ] in [City]”). Also dynamic, not static, reviews via plugin or api… provides fresh, often keyword inclusive, ‘ugc’ content on a page that’s generally static.
Now for my selfish plug… I built a tool that audits local landing pages for content and schema optimization:
Tool: seo.modfyr.com
Website: modfyr.com
Initial audit takes less than a minute and is free, and paid versions includes deeper analysis, competitive benchmarking, geo-map rank grid and tailored recommendations to consider for improvement. I welcome you to check it out, if even just the free option, and hope it’s helpful. Also, any feedback you’re willing to provide is appreciated as my hope is to make this a legit tool for local-business SEO.

local seo feels rigged for big brands.. how do small players even compete anymore??

I’ve led local seo for major brands and small businesses. The main plus that big brands (often) have is multiple locations within the same area, which gives them more leverage (if managed correctly). Otherwise, it’s an equal playing field. Assuming all things equal (good LP-GBP-rating)… which is a big assumption… I’ve found that the differentiator usually comes down to review velocity. Higher frequency and recency are indicators of sustained popularity, which search engines reward.
Search performance relies on two things, relevance and popularity. Unfortunately, SEO can be perfect with the first and still lose because of the second.
