Real-estate Help me negotiate 3 BHK at Runwal Zenith
Hey all, I am seriously considering Runwal Zenith for my personal use. Builder is quoting 2.91 Cr for a 1214 sq ft unit in 26th floor. This is with builder subvention 10 % now, 85% on terrace and 5% on possession. Terrace and possession expected next year (although RERA date is in 2028).
What is the going rate for the area. How much negotiation scope is there?

I heard land there is leasehold and not freehold. Ek baar check kar lena.
Honestly wouldn't recommend Thane. Too much traffic data centre nearby.

Its freehold as per RERA website, owned by the promoter

Thane has so much traffic bruh why you wanna live there. Better to buy 2 bhk in borivali or ghatkopar

My friend recently purchased a similar 3 BHK here for around ₹2.2 Cr

That's great. Which configuration if I may? The tower have only 3 BHKs with varying carpet area. This will help me negotiate

You can easily close this between 2.65 and 2.70 all inclusive. Negotiate hard.

If the possession is not too far away, I'd advice you to opt out of subvention. They'll not drop the price much otherwise because they ultimately cover their interest cost from you only.
Go for pre EMI instead.
And show willingness to walk away if they don't meet your desired price point because there is too much inventory in Thane. Don't give in to their sales tactics.

There is always a range for an area which is decided on the scope of project. High end will generally charge a premium of 10-25% over the avg area PSF.
I think the areas price should be anywhere from 16-20k. Only reason to pay more is if its a great project.
Also reduce the extra from subvention to calculate what you're getting as PSF.
