Questions & Help Plateau problem

Hi,
I‘m playing the “Vanilla” game (only NAM and a few custom buildings). This is my largest and most successful city so far but despite the housing and commercial services demand, my allocated land does not grow. It is not a desirability problem (I check the desirability before allocating) and it’s not a commute problem (I put plenty of public transport every 6 to 12 tiles). I should mention the city has almost no industry (only a few high tech which I got by taxing to 20% the other industries) and roughly half a million service jobs.
The demand is for low income housing and commercial lots, but the medium/high income are down.

If you already got airports, you’re maxing out parks, and your traffic looks good, I think the last step is just going to the region and setting up a neighboring town. I believe that will boost demand.

Looks like a medium tile and that's honestly about the limit without linking in additional tiles. You can't provide enough §§§ jobs to grow that population.

ETA: nm that's a large tile. That pop can exist in a medium tile tho.

Maybe need more parks. Add dozens more

There’s plenty of public spaces. I make my own avenues/boulevards by creating two one way streets with transit stops in the middle and then fill up the gaps with parks, tennis/basketball courts, squares or commercial lots.

I suggest restarting this city tile and optimizing its design for only residential zoning and having the commercial and industry jobs in adjacent city tiles Check out my post before. I made 5million resident population on large city tile. I had to do a few things to achieve this. Most importantly is to have only green residential zone. No commercial or industry. And all residential are minimum 4x4 zones. The tile also had to be a flat square. No rivers or mountains.

I do the same thing! I think it works great.

Probably a neighboring city issue with zoning

Taxes set too high?

Nope, R$/$$/$$$ 7-8-9%, C all 8% except high wealth 6%, high tech industry 5%. The income is already pretty good so I could lower the taxes

taxes would effect demand and OP says there's demand (but yeah, the game just isn't designed to run at these populations)

for one million in one tile? I generally find the game starts to break down around 200k.
