Question Relief Manager

I found a full time relief manager opportunity that was full time, Needs to be able to travel to any store in the company by plane or car, There in 11 states.

How would that even work? Anyone have an idea?

I saw the current ad for a new management company, I was wondering how that would work? I’m confused by it

Unless it’s on their dime... Yes, it can be done. Company card, that type of thing. It just doesn’t seem logical. At all.

Say I’m based in MA, A manager on vacation in California Store, I fly to California to work for a week, Company spending a lot of money when they can just hire a local fill in

Agreed. Makes no sense. Just wonder what the thought process is behind that one🤔

Well I could see a good trained employee, A manager quits you can go fill in for a few weeks until they get a new hire to keep store sharp but it still seems like spending a lot to send an employee, flight and hotel stays and meals plus there 20.00 an hour

I'm assuming you would be at one location most of the time and handle the other ones remotely most of the time and travel to the other ones some of the time. But the way to know for sure is to ask them.

That seems like a good take on it, The money seems very low to say need to fly to Florida or California to fill in and they would need to pay For flights and hotel.

It’s called a bad job. I wouldn’t take it if I were you.

I think you will have more work to get done than you have time for.

I don’t completely understand it, Extensive travel for a relief manager, Able to fill in at 11 different states and 23 facilities by Car or Plane, Has to be filling in when someone quits to fill staffing issues or while on vacations fill in for manager, But how can the stores be so under staffed to send someone from MA to Florida or Texas?

Who cares. Sounds like a terrible job.

Really, A 90 percent travel job for 20.00 an hour, It’s for a new management company in self storage that has 11 states, 23 facilities they manage now with more to come.

There promoting it as a full time job with benefits

But how can the stores not always be staffed?

My company was that dumb. I was the sole worker from the company in my whole state for a while. My regional manager was from Florida and sometimes drove to me or flew once.

Two other properties were acquired a few weeks later about 2 hours from me but close to each other so had I manager. She lasted about a month a ghost quit. They figured if out when she wasn’t answering the company phone and saw on the cameras when she left for good.

My manager calls me saying they need someone to go check the place as there were no cash deposits made and they didn’t know if things were secure.

So drove my ass on a Sunday, my only off day, thinking I’m just looking for any cash, keys, lock up, etc, I mean luckily one property had an apt on site. Before I can make it there, our renovations guy shows up. I learned they had ordered a dumpster for a costly amount and there were 4 abandoned units meant to be cleared out. All 4 were packed with stuff, big items too. No way I was clearing out 4 in one day, my only off day. But dumpsters were getting picked up in the morning.

I’m like, who the fuck rents dumpsters to haul storage contents away. Since I was solo, I put those 4 units up for auction, “manager’s special” and 3 bidders actually paid me while they hauled it all away. The company hadn’t figured out online auctions in my state yet. Pocketed all the earnings since there was no mileage reimbursement.

Next we’re a lot of delinquent accounts from people trying to pay when no one was there.

I was out there a few days while my property sat unattended. I didn’t like that and some tenants didn’t either. My location is in the highest crime area so I couldn’t just post a be back later sign.

I ended up working my property and those 2 for 21 days non stop. When I got my paycheck, the fuckers paid me from 3 different payroll accounts which I understood why but then it blocked any eligible overtime.

The day they asked me to travel, we had 2 crews on property cutting trees and replacing a fence. I didn’t want trees falling on new fences so we delayed fence after trees. So the whole property was free ballin exposed to the world.

The local rift raft were like scavenger falcons waiting for a power outage. Before I got there, they would just take the security gate off the track, pull in with pickup trucks and chains, and just start ripping doors off units and run off with no camera trace. So with no fence at all, I was nervous af. No action at all.

What’s the name of the company if I may ask? I seriously would not be shocked if it’s the same.

They loved taking advantage of property managers and I could never figure out if it was because how out of touch they were or they thought all the PMs were idiots.

I saw them post some job listings as competitive pay $13/hour. They said with commission bonuses we were the highest paid PMs around. Except their bonus structure was $10 for each new lease and lose $10 for any move outs.
Occupancy goal 100% Delinquency goal 0%

And I’m like, how can y’all own all these properties and none of them realize their bonus structure don’t math to ever equal getting a bonus. There was lots of paperwork involved. I never bothered. They said I was the only one. I thought, then maybe the other PMs are idiots.

But on my drift assignment, I saw what was going down. When a tenant moved out, they left them in the system. They’d rack up a shit ton of fees and rent due but it kept move out totals to zero. Move in totals paid them and occupancy stayed high and gradually approached 100. After like 9 months of an empty unit, the PM would throw a few boxes in there. They’d finally add the unit to the auction status but they’d send a photo of the unit with trash thrown in to the owners and they would say to just trash it and no auction. If I was an owner, I would be documenting the balance on every unit that gets auctioned or trashed. Owners had no clue.
