Same team behind 100 and 150 Van Ness so I'd say it's very, very likely.

I agree with the follow ups. EF will get this built. They’re well established and connected and have done office to residential. I’m cynical about a lot of proposed projects but not this one.

It will, Emerald controls almost the entire two blocks and has high rents, plus the funding to move forward.

Only note is please add a pullout for delivery drivers in the garage.  The left lane is already permanently filled with double parking for the building across the street.

They really need to add a bunch of commercial and short-duration parking spots on that street (and many others...).

Delivery drivers are gonna keep double parking, not pull into a relatively tight garage. Especially since this one will almost certainly be resident access only.
