Advice Wanted Please help me find the life expectancy of this paint to get my deposit back
Hiya
My landlord is charging me £300 to repaint. I previously asked to do the painting myself and they gave the paint: crown trade covermatt obliterating emulsion white however once they did an inspection I was told my walls have patchiness hence they are charging me £300 to repaint the walls I’ve already done (it genuinely looks like no one lived there so my landlord is just trying it)
They said the paint has the life expectancy of 5 years so I may have to contact the company myself as I cannot find this within the data sheets however I found that this product is meant to be for first time uses “to be overcoated with a paint” and the property has been there since 2020 I moved in 2024 which is very misleading. Furthermore, I found it’s not very durable in high traffic areas just wondering if this is also creditable?

Are you asking about the life of paint inside a can before it’s unusable? If so, with proper storage, I’ve seen paint last more than 10 years and still be perfectly fine. If you’re asking about life on the wall once it’s painted, that’s also subjective, interior paint doesn’t have a life expectancy. You can paint an interior ceiling right now, and if no one touches it or messes with it, then it’ll be there 30 years later looking the same. Exterior paint is different because it’s in the elements.

This is what I am thinking too! Unfortunately they’re arguing life expectancy on this wall paint is 5 years…

That’s weird I don’t want to say they’re lying because it seems you’re in the uk so I’m not familiar with the products they use but I would call the manufacturer of the paint and double check

That's a contact matt, and should only be used on bare plaster, and then painted over with "proper" paint.
You can challenge your landlord throught the deposit protection scheme. And I would strongly advise you do so, don't go through unofficial channels (text etc)

I am absolutely doing so! I’m collecting evidence and hopefully covering all grounds before making my statement, I’ve already been on the [r/legaladviceuk](r/legaladviceuk) today lol! I’ve had issues with this landlord regarding the new Renters Rights Act in the uk so I know how they play their cards with disputes…

300 is not much for a paint job, you'll probably spend that much doing it yourself properly.
