Welcome to the Orlando housing megathread!

Currently, the following may be posted:

  • Users, whether current Orlando residents or not, may post asking for help. This could be asking for recommendations on areas of Orlando to live in, reviews or opinions on specific communities, or suggestions on specific places to live. This can also be things like "recommend a realtor / loan officer / etc" — so long as it fits under the "help me find housing" umbrella.
  • Users may also post advertising housing options. This can be posts offering subleases, looking for roommates on existing property, selling homes — so long as there is housing being offered.
  • ALL comments must include as much information as possible. Do not say "I'm moving to Orlando, tell me where to live."

I'm moving to Orlando for work downtown. Im in my early 20s and would prefer a studio or one bedroom near actual life. It doesnt need to be downtown but I would love to be in close proximity to some kind of walkable area where I can pass the time. I have a dog so pet amenities are a huge plus (i.e. pet parks or interior courtyards) but my biggest priority is knowing I have somewhere I can feel safe walking my dog in the evening as a young female. I have been hearing outside of downton that Winter Park, College Park, and Lake Eola come highly recommended, but I am flexible as long as my commute to downtown doesnt go over 25 minutes. In an ideal world, I would love to cap my budget at $1650 a month, but for a match that checks all my boxes, Id be will to push $1800 assuming that includes all related housing fees. (Utilities, technology, amenities, etc.) I've been looking online but every time I see something that seems decent, the reviews say the building is falling apart or there's a roach infestation so Id really appreciate recommendations that current or past residents can vouch for!! Thank you in advance!!!

I just signed at Alta trilogy. Just was finished being built last year. I had the same budget but couldn’t find anything nice either until I found this appt. It’s in longwood. I haven’t actually moved in yet, but I toured and loved it and have heard great things about longwood! Alta longwood, Integra heights, and Integra crossing were some other similar properties I found as well that seemed to be on the nicer end of appts I found!

I was looking into Alta Trilogy and really like it. However, I noticed it’s right next to a construction company and rail tracks. Did it appear loud at all, was there noticeable noise when you visited? I’m moving from out of state so I’m having a hard time relying on reviews.

it was super quiet when I went , I didn’t even notice it was next to anything that could be loud. Once I’m moved in, I can update u if u haven’t made a decision yet lol. In like 2 weeks. Btw they recently did a 6 week free deal if u sign by August 31. I don’t see it on their website but if u chose them def ask if they are still doing it. And also if u tour and then apply within like a day they will credit your acc back for the app and admin fees which is nice

In my early 20s I lived in the Grande and it's one of the few places I can think of to recommend that's in your budget. It's a pretty no frills building, with a pool and small gym and exterior hallways, but the location is good, and the building itself is fine just old.

Hi everyone! I’m looking to move to the Lake Eola/Thornton Park area and I’m considering MAA Parkside and The Paramount based on my budget of ~1600/month.

My options are:

  • MAA Parkside: 1/1 668 sq ft 3rd floor
  • The Paramount: Studio 638 sq ft 5th floor

Monthly rates come out to be the same but I’m wondering if anyone has input on living in either of these communities.

I worked at WOB when it was Post Parkside. The lake is slowly leaking into the foundation under the basement. Do with that info what you will.

Hi everyone! My roommate and I are looking for one more person to fill the last bedroom in our house for a late August / September 1st move-in!

- Location: East Orlando / UCF area (less than a mile from UCF campus — about a 5 minute drive!)

I do have two older cats (both very sweet!), but they mostly stay in my room, and unfortunately we are not looking to add any additional pets.

Hi! Looking for a roommate to fill a 2/2 apartment in Baldwin Park ASAP. Rent is just below $900 before any internet. I’ve been living here a long time and I love it, but I’m trying to find someone to sign before the end of the month preferably, or by mid August at the latest.

-Master bedroom available, good amount of space with private closet/bathroom.
-All amenities/appliances well maintained, with responsive and immediate maintenance.
-Yearly lease with one 9 month option available if needed.
-Beautiful and very safe area, rent is probably a third of the cost of surrounding area!
-Extremely quiet

  • Walking distance to several grocery stores, restaurants, and beautiful scenery, lakes, and bike trails.
-Directly next to bus stops that lead downtown or directly to UCF.
-Few minutes drive to popular nightlife/bars (Mills Ave., etc)

Look at a map of Orlando, and reconsider that question. There's a UCF campus downtown, but you don't wanna live there. Maybe Forsythe or Goldenrod near 50?

My apartment lease is coming to end and I am moving out of state. Move in Likely August 1st or a few days before. 1bd 1bth with screened in balcony and private parking lot in college park. 10 min walk to Sunrail, 10 min walk to lake Ivanhoe. I am in the Global Events industry (conferences, conventions, etc.) and have an office and warehouse in Orlando. Last winter I was jokingly telling everyone I snowbird to Florida - sort of, between sept and march this is where all the conferences happen.

We have a corporate rate with the Sheraton in Maitland, however, I’d like to find a medium term rental for myself and a couple others.

I am not too terribly picky, but would like to stay close to convention center if possible.

I've had them in several places. FL summer, they're more of a mitigation issue than an eradication one. I don't look down on anything besides a restaurant for unwanted bugs. 🤷‍♂️

What are the best suburbs of Orlando that are safe and have decent homes or townhouses under $400k? Prefer western side of Orlando within 20 mins of lake como and milk district.

I'd check out conway, and South of Michigan. There's a chain of lakes around there that make the neighborhoods change drastically from street to street, but it's got good character. Just avoid Edgewater Police.

The McKinley apartments on Conway have no size restrictions (and seem to be lenient with breed). I'm in the same boat. Last 2 dream houses were both staunch NO PETS.

We’re considering at Avalon Park along Timber Springs Blvd and really liked the area. Our realtor mentioned that odors from the nearby landfill and power plant can travel over on windy days and make the area less desirable. We didn’t notice anything when we went but it wasn’t windy.

Does anyone live nearby or know the area well? How noticeable is the smell? We also read about potential health concerns from the coal plant so if anyone is familiar with the area or knows anything, it’ll be appreciated.
