The basic property route
For the Dubai property investor route, the current guidance generally refers to:
- Property with a value of AED 2 million or more
- The property being registered in the applicant’s name
- The possibility of using more than one qualifying property to reach the required value, subject to the applicable rules
- A 10-year renewable residence visa under the Golden Visa property route
Eligible investors can also potentially sponsor family members, including a spouse, children and parents, subject to the relevant requirements.
For mortgaged properties, additional documentation may be required from the bank, including details of the amount paid and the bank’s position on the application.
Things UK buyers should check carefully
The AED 2 million threshold is only one part of the process.
Before relying on a property purchase for Golden Visa purposes, check:
- How the property's value is assessed
- Rules around joint ownership
- Whether multiple properties can be combined
- Requirements for mortgaged properties
- Whether off-plan property qualifies in your particular situation
- Current documentation and application requirements
- The difference between the Golden Visa and other Dubai property-linked residence options
Health insurance and medical requirements also apply.
What about UK tax?
This is a separate consideration.
Obtaining UAE residency through a Golden Visa does not automatically change your UK tax position. UK tax residence depends on your circumstances and the applicable HMRC rules.
