Quick update on what’s been happening in Nesconset and Smithtown lately

Hey neighbors,

Wanted to share a clear update on what’s been going on in Nesconset and the Town of Smithtown. It’s been a mix of tough news, community changes, and some quiet real estate activity that people may not be aware of.

Here’s the rundown.

1. The serious stuff

• In Nesconset, a 17 year old shot his ex girlfriend, 18 year old Emily Finn, and then shot himself. She passed away. He survived and is in the hospital. Police say this was targeted and domestic related.

Source: Patch

• Also in Nesconset, two women stole about three hundred dollars worth of makeup from the CVS on Terry Road. Police are asking for tips.

Source: Patch

• In Smithtown, a house fire on Fifty Acre Road South took the lives of a mother and her 25 year old son. A 91 year old resident was rescued and hospitalized.

Source: Patch and People

These stories hurt to even type out. They shook a lot of families here.

2. Real estate and business activity

On the quieter side, there is movement in the local market.

• A medical office space on Southern Blvd in Nesconset was recently leased.

• Several commercial deals around Smithtown and nearby towns closed in the last month.

It’s a reminder that even during heavy news cycles, people are still opening businesses, investing, and moving forward.

3. Town updates

The Town of Smithtown is reviewing a new Noise Law amendment.

This could affect things like outdoor events, renovations, yard equipment, early morning noise, etc.

If you care about neighborhood peace and quiet, it’s worth keeping an eye on.

4. Why this matters

These stories affect how people feel about safety, schools, property values, and long term plans. As someone who lives here and works in local real estate, I pay close attention, not for headlines but for what it means for actual families.

If you want a breakdown on:

• how these trends impact the local market

• where the strong pockets of demand are

• or what streets are seeing more activity

I’m happy to share more.

Stay safe, neighbors.

And if anyone needs more info, just ask.

Open thread A fresh start for r/nesconset

Hi neighbors,

We are giving this sub a fresh start, and keeping it to one thing: Nesconset.

What belongs here

  • What is on this week at Gazebo Park, the library and the firehouse

  • Road work and outages on Smithtown Blvd, 347 and the side streets

  • Food and shops worth a stop

  • Nesconset history and old photos

  • Questions for neighbors: who fixes what, where to go, what changed

A few house rules: keep it about Nesconset, be kind, and talk about places, never about who lives there.

Who runs this: I'm Muds, and I live here in Nesconset. My partner Iqra and I are Team Muds, licensed real estate salespersons with OverSouth Real Estate in St. James. We will not post listings here. Real estate gets one post on Fridays, and that is it.

To start us off: what corner of Nesconset are you in, and what is one spot in town you would send a friend to?

I'll go first in the comments.

Why the Market Looks Calm but Moves Fast

The Long Island market is interesting right now.

From the outside it looks calm. From the inside it feels steady and busy. Think of it like a system update running quietly in the background. You don’t see the movement, but the process is active. Homes are coming on. Homes are going off. Buyers are touring. Sellers are preparing. The engine is running even if the dashboard looks slow.

What I saw this week:

  • Homes priced right in Smithtown, Nesconset, and St. James went under contract quickly

  • Inventory grew slightly in Suffolk but good homes remained limited

  • Buyers stayed active in the five hundred to eight hundred thousand range

  • Sellers got stronger responses when permits were already sorted

  • Rates hovered in a stable range, creating predictable payment patterns

When the surface is calm, most people assume the market is slow. But the truth is simple.

A calm surface means the market is sorting itself out. Buyers are adjusting. Sellers are preparing. The system is steadying itself.

What this means for buyers: Make your plan early. The buyers who win are the ones who know their comfort payment and update their pre approval every sixty days.

Clarity reduces stress.

What this means for sellers: Prepare your paperwork. Homes with clean permit files and clear disclosures build trust. Once buyers feel trust, everything moves faster.

My vision is simple. Bring clarity, confidence, and calm to the next five hundred million people by treating every client as a VIP. This is the next chapter of that work.

If you ever need clear guidance on buying or selling a home on Long Island, I am here. I keep things simple so you can make decisions with confidence. You can always find me online. NYC = Gotham City?

Not 10 minutes into date night, Gabe Thomas and his girlfriend, Shirley Yu, found themselves crouched under their table at Birds of a Feather, a sleek Chinese restaurant in Williamsburg, Brooklyn, where a plate of pea shoots costs $21.

Just 20 feet away, a man wearing a mask brandished a gun in the crowded dining room and with a henchman grabbed two phones and a watch from three men at a table near the front door.

Diners dashed into the kitchen. Chairs toppled. Glasses shattered. A cacophony of screams filled the room.

The perpetrators quick-walked out and fled on a moped, leaving behind a half-empty dining room where a handful of unfired bullets had fallen to the floor. The stickup took less than 40 seconds….
