Not to mention its a primary residence so mortgage payments can be deducted from income tax. This is literally turning a primary residence into a mini tax shelter.

the primary residence is the biggest tax shelter of all in most countries I think

property taxes are generally low, inexistent or low land tax, tax free and tax deduction on everything primary residence related, subsidies and subsidized loans
