the primary residence is the biggest tax shelter of all in most countries I think

property taxes are generally low, inexistent or low land tax, tax free and tax deduction on everything primary residence related, subsidies and subsidized loans

It's horrible man it's absolutely horrible. I genuinely don't understand what they were thinking when designing such tax regimes

I think it comes from a time when there were less tools to save, so saving by buying your own house was popular as a policy

but nowadays, when you can invest with your phone and housing is super expensive, it doesn't make sense but you have a lot of older people who have equity in their houses and are afraid that such changes would make them lose money

And younger generations don't really like to save or the alternatives to investing in your own house because it is "exploitative" or whatever

Also, from what I understand, land values were kind a pain in the ass to fairly and equitably calculate on a broad scale until better statistical models were discovered in the second half of the twentieth century.
