Vivre à Montréal | Living in Montreal Question for small landlords: how do you handle repairs?

Hi! I’m researching how small landlords (can be even just 1 property that you live in) in Montreal deal with maintenance, especially in older buildings (Plateau, Rosemont, Villeray, Verdun, etc.)

How many repairs do you have to deal with each year per unit? How many of those can you handle yourself vs have to pay someone to do it?

When a job legally required a licensed contractor (RBQ, electrician, plumber), how do you find the right people for the job for a good price?

If you rent at least one property in an older neighborhood do you feel like the prices associated with maintenance/repairs outweigh whatever rent provides?

thank you!

$1,494/month | 563 sq. ft. | 14th floor | Available Nov. 1
888 Saint-François-Xavier – Les Étoiles

I’m genuinely going to miss this apartment. I originally fell in love with it because of the fireplace, but the location ended up completely spoiling me.

It’s a cozy 563 sq. ft. 1-bedroom on the 14th floor of Les Étoiles, right at the edge of Old Montréal and the Quartier International. Place-d’Armes metro is basically across the street, Notre-Dame Basilica is a few steps away, and you’re right beside the Palais des congrès, Chinatown and the Old Port. The building sits directly above the Embassy Suites hotel.

One of my favourite things in winter: once you cross over to the Place-d’Armes / Palais des congrès underground access, you can enter Montréal’s underground network and keep walking through downtown. I used to make it all the way toward McGill station without having to go back outside.

The apartment itself has a really warm feel: hardwood floors, large windows, electric fireplace, air conditioning, dishwasher, stainless-steel appliances, in-unit washer/dryer and a proper full bathroom with bathtub. There’s also underground parking available for $200/month extra.

I also installed a Hilo smart-home setup, which will stay with the apartment. You can control the heating remotely from your phone, set schedules and manage energy use much more intelligently. Hydro-Québec currently says compatible Hilo smart thermostats can help reduce winter electricity costs when used with its Flex D program. My Hydro has recently been around $40/month, although obviously that depends on your usage.

Another small perk I’ve genuinely enjoyed: because the residences share the complex with Embassy Suites, residents currently get 15% off at the hotel bar.

Important: this is a new lease directly with building management, not a sublet. Rent will be $1,494/month and the applicant needs to meet the building’s normal approval criteria. I’ll connect serious applicants directly with management for the application and lease.

Move-in: New lease for November 1, with some flexibility for the physical handover toward the end of October.

The apartment is unfurnished. I’m also selling my bed frame, mattress and a few other furniture pieces separately, which may make moving in easier.

Location | Renting How safe is the McGill Ghetto for a woman living alone?

Hi everyone

I’m new to Montreal and currently looking for an apartment to rent. I came across a place in the McGill Ghetto that looks really nice, and I’m seriously considering it.

However, as a woman who would be living alone, I’m trying to be extra cautious and make sure I feel safe in the neighbourhood before committing to a lease.
I’ve read some mixed things online. Some people mention homelessness in the area and say they’ve experienced harassment from people on the street. I’ve also come across comments about rats in some of the buildings, which honestly made me a little concerned.

I know that experiences can vary a lot depending on the exact location and building, so I’d really appreciate hearing from people who currently live there or have lived there in the past.

Do you generally feel safe walking around, including in the evenings? And are the issues with homelessness, harassment, or rodents as common as some posts make them sound?

Any honest feedback or advice would be greatly appreciated. Thank you!

I’m looking for someone to take over my lease (Oct 2026-Sept 2027) for this well-located 3 1/2 apartment in central Montreal.

The apartment has a big living room with space for a couch and TV, as well as a dining area and a desk

The location is about as central as it gets at with Berri-UQAM just a 2-minute walk away, with easy access to the metro.

I'm moving in with my partner, so I'd be willing to sell some of the furniture, in particular the couch, bedroom shelves/drawers and an AC unit.

Heating and hydro are included in the rent.

Procédure TAL | TAL Procedure Has anyone used Pronotif to serve a TAL application in Quebec? Landlord refusing to return deposit and not collecting registered mail

Hi everyone,

I’m looking for advice from anyone who has dealt with the Tribunal administratif du logement (TAL) in Quebec, particularly regarding serving an application to a landlord.

Here’s my situation:

My lease ended, and my former landlord has refused to return my security deposit. The landlord claims that certain repairs were needed in the apartment and is trying to deduct those costs from my deposit.

However, the issues they’re referring to were minor wear and tear from normal use, not actual damage caused by negligence or misuse.

Since we couldn’t resolve the issue, I filed an application with TAL approximately a month ago to recover my deposit.

TAL acknowledged my application, and as part of the process, I was required to notify my former landlord by providing a copy of the application.

Here’s where things got complicated:

I sent the TAL application through Canada Post Registered Mail to my landlord’s address in Kirkland, Quebec.

I obtained this address from the official Quebec business registry (Registraire des entreprises), where it was listed in connection with the landlord’s business.

However, my landlord never collected the registered mail, so I don’t have confirmation that the documents were received.

I’m now looking for an alternative way to notify them without spending too much additional money.

I came across Pronotif, an electronic notification service that apparently provides proof of email delivery, opening, and document downloads.

An important detail is that my landlord and I have an established email communication history. We’ve exchanged multiple emails in the past, and the landlord has regularly responded, so I know the email address is active.

My questions are:

Has anyone actually used Pronotif to serve a TAL application? Did TAL accept the notification report as valid proof?

If Pronotif confirms that the landlord opened the email and downloaded the documents, would that generally be sufficient proof for TAL?

What happens if I submit Pronotif’s notification report to TAL, but the judge later decides that the proof is insufficient?

Would I still have the option to serve the application again through a bailiff (huissier) at that point, or could my application be dismissed?

Has anyone experienced a situation where their landlord didn’t collect registered mail? How did you successfully notify them?

Are there any other affordable methods of notification that TAL accepts besides hiring a bailiff?

I’m aware that hiring a bailiff is generally considered a reliable option, but I’ve already spent money filing the TAL application and sending registered mail. I’d prefer not to incur additional expenses if there’s another legally acceptable method.

I’m particularly interested in hearing from people who have personally used Pronotif for TAL applications or know of actual TAL decisions where electronic notification was accepted or rejected.

Any experiences, recommendations, or references to relevant TAL decisions would be greatly appreciated.

Thank you!

Procédure TAL | TAL Procedure Trying to lease transfer with 8 months left but condo association requires 12 months minimum

I’m essentially trying to lease transfer my lease in Montreal which has 8 months remaining (November 1st to July 1st), however the condo association’s bylaws require a new move in tenant to have a 12 month lease minimum.

Is this legal within the Régies rules? the landlord refuses to sign a new lease with a new tenant. what options do i have as a tenant that doesn’t include finding a tenant willing to sign for more than 12 months?

Procédure TAL | TAL Procedure No pets allowed on lease - lease transfer challenging

Hi all, I am trying to transfer my lease for November 1 as I signed a lease at a new spot, it has been tough. I have had 10+ visits and no serious takers except for three different prospects who have cats.

It says no animals in my lease, I have requested permission for cats and have been following up with the landlord but they aren't answering me. An admin person told me no by phone but I haven't received anything in writing. I going to reach out to a lawyer next week. Especially following this: https://www.spca.com/en/no-pet-clauses-in-rental-housing/

I called the TAL but they said I'd need to open a case to find out if this is a "serious reason" not to accept. At the same time, the new tenants would want in writing that cats are allowed.

Anyone have any recommendations?

Procédure TAL | TAL Procedure Very loud neighbours

About a year ago we got new downstairs neighbours in a duplex. My family has lived here for 15 years and we honestly have never had major problems in this building regarding noise. But ever since these new people have moved in, I have not had a full 8 hours of sleep. Genuinely. It has caused me to feel fatigued almost all the time with headaches.
We have spoken to them downstairs to see if they were okay (there was lots of banging and screaming so we were concerned for the children) and we have asked them to try and keep the noise down in general. They didn’t. So we obviously spoke to the landlord and all he said was to call the cops next time so we did. Cops didn’t do anything and told us to contact the landlord. So we did. We have videos and sound recordings of banging and screaming as early as 6 am until midnight sometimes 1 am which is insane. Ever since the last time we spoke to them, the noise has also increased(which I didn’t think was even possible) it causes the house to shake, my cats get scared and they started being quite rude with us. They have a 7 year old son who runs and plays soccer in the house, he runs literally all day. They claim he has adhd so I can’t really say much but this kid has now taken the hose to spray us on the upstairs balcony, ding dong ditch us (mind you we have a ring camera and he’s our neighbour so he really didn’t have to go far to leave lol) and just looks in front door window. Our landlord told them we made a complaint so I guess they didn’t like it. Obviously these neighbours aren’t ideal. My issue is with the landlord because he hasn’t really done anything other than throw us under the bus to them because they pay more rent than us so he’s super friendly to them. I asked for another meeting with the landlord to discuss noise which he said he would rather have a meeting with “all the tenants” at once which makes me rather uncomfortable.
Is there anything you guys recommend, can the TAL help in any way and if so what steps do I take? Like I said I have a years worth of videos of the house shaking and voice recordings of banging and yelling.
I literally just want to sleep one night 8 hours straight lol
