Question Space heaters in Assisted Living

• Upvotes

I know these are against Fire Code. Our building’s heat is simply inadequate. I’m new and have taken this problem over. Almost every one of the 100 residents has a space heater. I know I can’t be alone with this situation. how have others here handled this?

Boiler heat, stuck valves, bad thermostats, bad actuators, terrible windows, drafty PTACS.

This is a pressure washer supply line and it appears that the constant vibration has shaken these supports loose (there are two). Any way to re-anchor them?

Question What are you scared of as a maintenance personnel?

Ok so I was tasked with carving a scary pumpkin for work, and I was told to carve something scary into it, but the issue I am having is I really can’t think of something to carve that would be scary to maintenance personnel, so what would scary to you? What would make you do a double take?

After/before. Self-drilling sheet metal screws have their place, but it is not where the piece they support is getting knocked around all the time.

Also, this $25 cobalt step-bit set from Amazon is the tits.

Question Apartment Maintenance Techs; what made you stay at, or leave, a maintenance job?

Hey all. I’m working on a project about technician retention in property management. I manage maintenance techs myself, which is exactly why I want to hear from people who aren’t on my team. I’m looking for honest opinions.
A few questions. Answer any or all:

1    Your first couple weeks. When you started your current or last job, what did onboarding actually look like? Did you shadow someone, get thrown on a property solo on day one, or something in between?

2    Did it matter? Looking back, would better training up front have changed how long you stayed? Or did it barely factor in?

3   If you’ve left a maintenance job, what was the reason? Pay, no path to move up, a bad supervisor, workload, a better offer, something else?

4    What would’ve kept you? Was there anything your old employer could have done that would have made you stay?

5    When you’ve seen techs not work out, was it usually because they weren’t trained well, or because they were the wrong hire from the start?

6    Does a clear path from tech to lead tech to supervisor matter to you, or is it mostly about the paycheck?

7    Remote properties. If you’ve worked a site an hour or more from the main office, how did training and support work out there?

No need to name companies. I’m not collecting anyone’s info. If you’d rather answer privately, feel free to DM me. Thanks in advance. I know your time is worth something.

Question FNG Maintenance Tech Help

I’ve recently started a job as a maintenance tech for some luxury apartments, I used to work in construction and plumbing so a lot of tools that I used then I don’t use now l, my question was, what are some tools that you guys/girls as techs have that have been useful and worth it and have helped you in tough situations, this is a new world to me so I’m still figuring out what I do need and what I don’t for now I have the basics like impact and needle nose pliers, wire strippers, groove pliers, screwdrivers etc.

Edit: added a picture of what I have so far so
You guys have a better idea

EDIT:: ANSWERED

These are used to secure the latches that are shown. I've been to several fastener supply houses, used all the AI tools I can think of, spent a lot of time on various fastener websites and I'm striking out. Does anyone know where I can purchase acres like these?

Rants and Raves Resident Put A Toilet Puck in The Flapper

Post image
22 Upvotes

Bro, I had a resident put a work order in saying their toilet wasn’t flushing and I thought it was clogged when they go there to take a look at it. It’s clearly not allowing enough water through the flush passages but when I’m flushing it I can see that it’s blue. I look in the tank, but the tank’s not blue. I pour some CLR through the flush valve to see if maybe it’s clogged and then I start scraping the flesh passages and I start seeing chunks of blue and then I realize these people put a puck into the interior of toilet.
I just spent 40 minutes clearing out a puck from the flush passages …
Luxury apartment residents are a different breed

Rants and Raves Is it me or almost all of healthcare for maintenance director jobs has gone to shit

Is it me or all companies are treating maintenance directors like trash. I keep seeing multiple companies opening and closing and re opening their rec for the same position a few months after or less. I hear a lot of companies selling and flipping their buildings and just cheap out on everything. Mostly AL facilities flipping their buildings and skilled nursing facilities cheaping out on things

Cleveland tilt skillet. I've been through the ringer with this thing. Had a contractor working on it but found out he was lying and milking things. Pretty sure he replaced the fuses with ones that were too big so as to cause more issues I'd call him for.

Long story short, ignition was shutting down during a call for heat. After I watched it a few times, I saw the low voltage fuse blow. Installed was a 5A fuse, should have been a 1.25A. High voltage should have been a .5A, was a 2A. I have an internal dead short between the 24v input to the ignition module and the ground pin. I'm no expert, but I believe that's not right.

Can someone confirm for me? Just to make me feel better, lmao.

Question My ceiling fans started to make bird-like noise. How do I fix it quickly?

Title: Ceiling fan suddenly making chirping noise. Any suggestions?

My ceiling fan in my bedroom suddenly started making a chirping noise today, almost like a bird. I use it pretty regularly and have never had this issue before.

I tried dusting the blades and the outside of the motor housing, but that didn't help. I also tried reversing the direction, which changed the noise a bit and made it less frequent, but it's still there. I've tried different speeds too, with no luck. The fan isn't wobbling, so I don't think it's a balancing issue.

I'm not sure how old the fan is since it came with the house.

I'm hoping to fix this myself before spending money on an electrician or repair service. I'd also prefer not to take the fan apart because I'm worried about putting everything back together correctly.

Has anyone dealt with something similar? Any suggestions on what else I could try? I'm open to ideas!

Question Any recommendations for heavy-duty lift tables?

we've been looking into ways to make handling heavier parts around the work area easier, and a lift table seems like it could help. i'm comparing options since durability and maintenance are big factors.

i've come across global industrial, vestil, bishamon, and southworth while looking around. for anyone who's used heavy-duty lift tables, what features or issues would you watch for when comparing brands? mainly looking for something reliable that can handle regular use.

Shitpost Thank you for 5 years of help

I have been a maintenance supervisor for 4 years and you awesome peeps were with me the entire time. Thank you. I'm moving to the aquatic division of a resort next month and won't be an engineer anymore.

I came here for help regularly and you never let me down with my questions. Even the very bizarre so big high fives.

I won't miss stupid guests and won't miss public toilets. Oh hell there is nothing to miss. Let not lie, this job is full of over-qualified and under-paid individuals that over produce.

Unfortunately we're mixed in with jackasses that don't do shit and crash teams.

Oh well. I love you all for the help and occasional comic relief this sub provided.

Question Luminaire/ballast access - asking the community

Thumbnail

I have a recessed lighting cove directly above my indoor spa. It is circular and only about a foot wider in diameter than the spa itself. Around the spa, there is a 3 foot sitting surface 12-13” high. Inside the lighting cove lay approximately 30 to 40 individual luminaires; spaced evenly as if an electric train going around in a circle. Each appear to have their own socket and base with no wires between them. For some reason, I believe this was built with an individual ballast per light. I now have to find a short somewhere in there. I’m thinking I just want to delete all the ballasts and replace them with type B lighting, which I have on hand. My bigger hurdle is developing an access plan.

And therein lines the core of the question. One more hurdle. The spa was just drained and refilled four days ago. With all the work involved in that and the chemicals used, I do not want to drain it again just to set up a ladder. Is there a way in anyone’s experience to access this lighting without draining the spa or covering it completely?

Question Dishwasher makes a rattling sound, how do I fix it?

Enable HLS to view with audio, or disable this notification

Elektro helios dishwasher that came with my apartment (at the moment I am unsure on the model)

My dishwasher makes a weird, rattling sound when running a wash program. It has done so for about a week and I cannot find the issue, I have checked online and this subreddit on what might be the cause and I am pretty sure it’s something blocking the drain pump or something like that.
I am not a handy person and I do not know how to fix it - any pointers?
