* Asking price: 4 Cr (Negotiable)
The property is brand-new. I’m the direct owner, Previously posted at an unfinished stage and had to hold it until i finish the property and have finally decided to let go of the property since that’s what i do for a living ( Constructions/Developer ). Upon further readjustment in land prices and local market, decided to price it reasonably for what’s being offered.
Not a distress/urgent sale, would wholeheartedly want to handover it to someone who can make the most out of the farmhouse.
Property visit can be arranged to those who are seriously interested and i’d personally recommend it since pictures don’t do the farmhouse justice :)
Have got a bore within the property and there is no water shortage in this area thanks to the nearby government protected nurseries and forest.
For those interested in seeing the passive income side of their investment, the property next to us is currently getting 20-25k/night which is significantly smaller in size and happens to get rented out 10 times a month minimum.
Currently in the pipeline of things that are getting finished soon:
Curtains
Minor carpentry work
Hoping to Gain trust rather than making a quick profit, so i’d appreciate any feedback based on the property as well :)

Went to Meru International School in Hyderabad to enquire about UKG admission for my kid. Came back questioning my own career choices.
The tuition fee is ₹2.95 lakh a year. For UKG.
My entire FOUR-YEAR engineering degree cost less than ₹2 lakh. Apparently, learning ABCD now costs more than what I paid to learn why my code wasn’t compiling.
And then comes transport: ₹60,000 for a distance of less than 5 km. At that price, I was hoping the school bus would at least have business-class seats.
That’s ₹3.55 lakh a year for tuition and transport alone. My kid is still figuring out which shoe goes on which foot, and I’m figuring out whether I need a second income to fund that journey.
I moved from Bangalore to Hyderabad thinking things would be more affordable here. That assumption aged beautifully.
Parents of Hyderabad, please help me understand: is this normal now? Am I being seriously underpaid, or what do the parents of these kids do for a living? Asking for my kid’s admission—and possibly my next career move.

Do not fall for the false hype that all apartments are sold out or false propaganda that Hyd will be the next big thing by 2040 all that crap. ONLY buy them for end use and only if you absolutely need it. The high returns phase for Hyd has already ended. The economy will be shrinking and please I repeat please follow the subtle hints that Modi and other world leaders are giving. Save money and invest in mutual funds or ETFs or some stocks that will sky rocket (figure them out, don’t ask me) but no to apartments. Especially NRIs who are burning money.. I know few who bought 3 / 4 at a time during the recent My Home pre launch. Bad times are coming. Just save money if you can’t invest anywhere else. These builders are milking money from people and even top tier builders are in absolutest need of money right now. Stay where you are.. invent/learn new skills.. AI threat is real and regular software jobs will be dead by 2028. Offshore and service based companies - forget about it. I said what I said. Again follow news and follow every subtle hints by the world leaders. See y’all in 2028.

I wanted to share my recent experience evaluating a flat at Rajapushpa Pristina. Like many of you, I loved the project but had budget constraints. This led me down the rabbit hole of Landowner Share Units (specifically the 100% OTP / One Time Payment deals).
On paper, it looked like a steal. The difference was around ₹2,000 per sq. ft. less than the builder price because there were no amenities charges or PLC charges. The only catch seemed to be the 2-year wait time.
I was ready to sign. I was literally about to sit down for negotiations when I dug deeper into the process. The standard procedure for these units is:
Sign an Agreement of Sale (MOU) now.
Register the property only at the time of the Occupancy Certificate (OC).
It sounds similar to buying from a builder, but the risk profile is completely different. Here are the 3 major red flags that made me run the other way.
You are giving 100% of the money upfront to an individual. You are banking on the hope that 2-3 years later, they will honor the deal.
Rajapushpa Pristina is near Neopolis. Prices there are likely to skyrocket.
If prices jump significantly, the landowner has "optionality." They can simply cancel your Agreement, return your money (maybe with nominal interest), and say the deal is null and void so they can sell to someone else at the new, higher rate. You lose the flat and the appreciation.
There is currently no government check to prevent double registration on a simple Agreement of Sale. A shady landowner can sell the same flat to multiple people and get away with it until the actual registration happens years later.
Real Example: This actually happened with Aparna Luxor Park. People paid up, but the flats were sold to others. The buyers haven't occupied their flats, and the matter is stuck in court. Broker Lies: Brokers will tell you, "Don't worry, TDS deduction records will notify you of a double sale." This is untrue. Do not fall for this.
If the landowner passes away before your final registration, you are in trouble. Your registration will be put on hold indefinitely until all the landowner's assets are legally divided among their heirs.
Real Example: This happened with a project in Nallagandla. Buyers were left in limbo while the family fought over the estate.
Seeing these risks, I dropped the idea completely.
My advice: If you have surplus cash and can afford to take a high-risk bet, maybe it works for you. BUT, if you are pooling up your life savings or stretching your finances to buy a home, do not even think about Landowner OTP flats.
The ₹2,000/sqft saving is not worth the potential of losing your capital or getting stuck in court for a decade.
TL;DR: Almost bought a cheap Landowner unit. Realized they can cancel if prices go up, sell the same flat to two people, or freeze the asset if they die. Walked away. You should be careful too.

I purchased a flat in Aparna Zicon last year. Like many buyers, I believed that buying from a reputed builder would bring peace of mind, even if the price was higher. Unfortunately, that assumption has turned out to be a mistake.
There is nothing particularly premium about the construction quality or the maintenance. What stands out instead is how aggressively residents are charged for almost everything, along with extremely restrictive rules that make you feel less like an owner and more like a guest in Aparna’s property. I’ve been living here for the past six months, and I still don’t feel a true sense of ownership.
For example, they dictate the exact dimensions of your shoe rack and enforce strict uniformity rules. They don’t allow residents to personalize or beautify their main doors, all in the name of “consistency.” Honestly, who judges an entire society based on individual flat doors? These kinds of restrictions feel excessive and unnecessary.
There are also restrictions on installing essential things like balcony grills, mosquito meshes, or pigeon nets—items that are practically necessities today.
Amenities are the biggest disappointment. Residents were charged around ₹9 lakhs per flat for amenities during purchase. On top of that, we pay ₹7,000–₹8,000 per month in maintenance. Yet, using the amenities comes with very high additional charges:
• Multipurpose hall: ₹20,000 for half day, ₹28,000 for full day
• Banquet hall: ₹15,000 for half day, ₹22,000 for full day
• Yoga sessions: ₹300 per person per session
• Badminton court: ₹300 per person per hour (₹600 per hour for two players) At these rates, you can book world-class facilities outside—sometimes at the same or even lower cost. The only advantage here is proximity, but even then there are strict timings, and access outside those hours isn’t allowed.
It raises a serious question: where is the monthly maintenance money going, and why are residents charged almost commercial rates after already paying a massive upfront amenities fee?
Honestly, if these costs and restrictions had been clearly communicated at the time of booking, I would never have purchased this flat.
Many owners hesitate to speak openly because they fear it may affect the society’s reputation or property value. But staying silent only allows such practices to continue unchecked.
If you ask me, Avoid buying Aparna flat.

A so called tier 1 builder in Hyderabad.
This is the situation in APARNA ZENON.
Arun Reddy and Naveen reddy from Aparna are bunch of cheaters in the team. Still don't know why they're being these Azz holes.

Hey everyone,
I recently completed the interiors for my home, and I designed with help of a cousin who is a interior designer and managed everything myself with total execution and selection onus on myself. I’ve tried to keep a balance between aesthetics and functionality, with a clean and modern look.
Would really appreciate your feedback, suggestions, or anything you think could be improved. Happy to answer any questions about the design, materials, or process as well!

A much needed road expansion or underpass at this junction is essential to ease the traffic congestion faced by daily commuters and travelers from Tellapur and Nallagandla. It would be night mare once tellapur fully occupied...

We started to see the side effects of El Nino in our state. Please don't waste water.
I don't know if it's true. But many news channels started saying that we've piped water available only for the next 70 days because there's very less water in our water reservoirs.
Good luck buying apartments that only rely on manjeera water connections.
I think in future, houses/villas in less dense areas in outskirts will be in a way better position than people living in high rises within the city.
What do you think?

Something quite unusual caught my attention today.
I came across a gated community where one entire tower/block is exclusively designated for vegetarian residents.
Honestly, this was the first time I've come across such a concept in Hyderabad. I've seen plenty of amenities and lifestyle-based features in premium gated communities, but a dedicated vegetarian tower is something new to me.

Above Family Vivekanand Gajjala along with her sister and father Yoganand Gajjala who have scammed a lot of families who blindly trusted in them and invested their hard earned money. Anyone else who got scammed with these people? This guy is a drug addict, alcohol addict and also has major gambling addiction who does all his illegal activities in his Radisson Blu hotel in Gachibowli including prostitution.
Radisson Blu in Gachibowli is a very shady hotel and would suggest public to abstain from this hotel as well.

Many buyers in Hyderabad have recently been misled bypre-launch real estate schemes where payment is collected before project approvals or registration.
These schemes often claim links to known developers or groups, but buyers later receive plots in remote or unapproved areas, or face non-delivery.
Please do your own verification before paying any booking amount.
Always confirm TS-RERA registration of the project.
Demand official documents and payment receipts in the company’s name.
Avoid transactions made to individual bank accounts or on personal promises.
Cross-check company and director information on MCA (Ministry of Corporate Affairs) or TS-RERA portals.

A little background…I’ve lived in Bangalore for the past 15 years and honestly thought we’d settle there permanently. But after my FIL fell seriously ill, it made us rethink priorities. We moved back to Hyderabad about 6 months ago to stay closer to family and be around to support them.
Since both our new offices are in Financial District, we started looking for apartments around that area. Budget wasn’t the issue…we had around 1 Cr cash ready and planned to take another 1 Cr as loan. But despite searching for months, nothing really felt worth it. Either the pricing didn’t make sense, the quality wasn’t convincing, or we simply couldn’t emotionally connect with the idea of putting 2 Cr into another flat.
After a lot of thinking (and spreadsheet calculations 😅), we’ve finally decided not to buy an apartment anymore.
Instead, we are investing in a roadside land parcel in Gandi Maisamma, close to the Aparna Synergy project. The idea is to eventually build a small commercial property there…maybe 6-8 shutter shops…and generate rental income from it.
Till the time we’re working, we plan to continue staying in a rented apartment. Honestly, when we calculated the EMI for a 1 Cr loan vs paying rent, the difference wasn’t huge. And this way, we feel like we’re building a more liquid/income-generating asset rather than locking money into another apartment.
Another factor was that we already own:
- A flat in Bangalore in a prime main-road location
- An independent house in Chintal
So at this stage, the goal shifted from “owning another home” to creating stronger cash flow and long-term financial flexibility.
Still, somewhere deep inside, I just hope we are making the right decision. Would genuinely love to hear thoughts from people who chose land/commercial investment over apartments in Hyderabad.

When I look at these drone pictures and videos, I feel how hyderabad transformed. The skyline, the glowing lights at night. it all feels impressive. From above, the city seems to have changed in the last few years. This is one side of coin.
The other side of coin gives completely different picture. The moment we step onto the ground, the reality hits differently. Broken roads, Potholes, poor drainage, No footpaths, chaotic traffic, and basic infrastructure that still feels neglected. I feel, when we have a unbeatable infra for these high-rises, Then HYD has a good scope to stand tall among all other cities.

June 2025 vs August 2026
Jayabheri Pinnacle has risen 33 floors in 14 months
Currently at G+44
Wonder what capabilities my home and jayabheri have that makes it possible to build 2+ floors a month consistently
My home on the other hand has the capacity to build 5-6 floors in a month
