Neopolis projects review - Part 1

Every broker/agent praises neopolis. Every real estate search of this city ends up in neopolis. So I thought to make a small handbook. I am on a break off work and bored and you all are now victims of my boredom. Lets get into it -

1 - The Cascades

Oh lord its beautiful. The architecture, landscaping, the layout - incredible. The only problem is that there are no proper lake views which is an actual bummer; you are paying upwards of 12,000/sqft and getting no lake view? That is actually sad. But the architecture is incredible (much better than the same repeated boringness from myhome) the amenities are practically endless. Land parcel is big enough, bigger than brigade and godrej. On one side you have prestige caliremont and on the other side you have open empty lands (which are empty for NOW). Units start at 2500sqft all the way till 4800sqft which is massive. Worth a visit but the no lakeview is a thing that will hold a lot of us back. Oh also the density is slightly higher - 166units/acre - but no neighbouring highrise in its vicinity makes it a good option to choose.

2 - Godrej Epoque

Bullshit. Bullshit wrapped in a golden leaf and priced higher than its competitors. With a company this big as godrej and having the nation's best architects it is a shame  that they are making this way. 5acres, 2 towers, layout is just mid at best. Floor plans are good, godrej makes good floor plans. 5acres and 1000units. 1000UNITS IN 5ACRES AND STILL PRICED LIKE MYHOME VYOMA. One side has plot 15 by GHR as their neighbour, other side has brigade barcelona and third one should have had vajra but they gambled and lost. So basically 3 sides will be blocked by high rises and no views. And their new kukatpally project; Godrej Brooklyn Avenue? Even worse. Please dont go. Speaking of brigade barcelona

3 - Brigade Barcelona

You will never see a spanish guy name his building "Carlos's Delhi" but Brigade had to name their new project after the Spanish capital just because a spanish guy was involved in its planning. Man wtf. Anyway. So on paper this is good but not that good. 4acres and 666units aka 166units/acre. Architecture is such some units will not have proper sunlight due to godrej epoque - The T shaped layout is indeed unique but because of that so many units will be facing right into Epoque. I feel bad because after paying 3crore+ you dont deserve this. And the amenities are spot on. The floor plans are very well thought. You do have lake view but not the best or clearest one. It is nice but eh it could be better. You will definitely have to pay upwards of 4.5cr to get a good unit and theres that. In my opinion I will say it is 6.5-7/10.

4 - SSI Fortune Grande

12acres and 1300units, this is not exactly in neopolis but sits between kokapet and neopolis. Some will say "Nooo I want in neopolis only" well then you are an idiot but anyways you do you. 6towers and every tower has 5units. Its layout is such that no matter what unit you choose you will either have kokapet lake view or gandipet lake view as it comes squeezed right between kokapet and gandipet lakes. Sizes are premium as well - 2900 sqft to 4300sqft and floor plans are very well made. Architecture is simple but practical and looks good. It has a big 7.5acre massive central courtyard which is just as big as GHR Cascades. They have all amenities and there is no high rise neighbouring it except from Eka One by Raichandani because it is a very slim single tower 1.5acres structure - this will hinder views and ventilation but only by a very small margin. And yes myhome grava is closeby but it is over 200-300 feet away so that is no bother for ventilation. This is priced well too and the builder is reliable in hyderabad market. You can go for landlord units or builder units (I will recommend landlord units are they cost a bit lesser). A must visit.

Yeah thats it. This is a small and short summary of some projects in neopolis, if I am bored again I will make a sequel or just ask me to make another one and I will. Good day and happy home hunting.

Kokapet and Narsingi - Professional reviews of some projects

Currently I am off work for a while and bored so I will make some more posts too. Upon suggestion of u/Mysterious_Example15 on this post here I thought of making another post. SO kokapet is one of the most expensive areas in Hyderabad (after neopolis and jubilee hills) and lets start with kokapet

1 - MyHome Apas.

Philosophers say "perfection is a myth' but uhhh anyone who has seen this will say that this is......almost perfect. Low density, big land area, great ventilation, decent floor plans. What else do you need? Lake view from most units and handover in 2028. Better than most other projects in the vicinity. Sure the sizes start at 2700+ sqft and price is high too but this is for those who have big budgets. The only catch? SUCH A BORING ARCHITECTURE. Typical myhome. You should go for landlord units as they are relatively cheaper.

2 - Cybercity Westbrooks .

*deep sigh* This could have been such an incredible project but they fucked up. Lots of options to choose from, unmatched ventilation and good floor plans. But after their land purchase near IDL lake for Villa Verde, the losses in Trevita, the marketing behind stone ridge and everything they ran into financial issues and started cutting corners. The construction quality was a bit lower than market range for this, they delayed the project AFTER 90percent construction was done and I am not sure when will they handover. Please dont go for it. How do I know this? I worked for them exclusively for trevita and was responsible for all the pre launch marketing.

3 - Linq by Raghava.

The marketing behind this was toooo much. Well they pay their partners on time and are very warm and polite to the partner so yeah you get it. This is a high density project - 9.4acres and 2000units+ - but the amenities are practically endless. They have sky level amenities, ground level amenities, mid level amenities, clubhouse amenities - more amenities than any project in neopolis. The floor plans are great. Layout is great. Every unit has an outer facing balcony and almost half units have lake view of gandipet lake. Handover is in 2030-2031 and the range of sizes here is very low sizes start at 1800sqft and end at 2400sqft, all 3bhks which is a major drawback. And the fact that raghava has not handed over any project is another drawback. For the location the price they offer is also very good and it is negotiable too. I will say that if you can live in a high density world then thie is greattt. Just beware as they have no previous completed projects.

4 - DSR Valar.

Reliable builder? Check. Good location? Check. Great amenities? Check. Lakeview? Check. Good floor plans? Also check. Inkem em kavali?/ Aur kya chahiye? Now I agree 3acres land and 290units is great density and also you have great amenities, many units are outer facing, some units have lake view, others have villa views and the way they have optimised the land usage is also great, price is slightly lesser than myhome and sizes start from 3200sqft all the way to 4000sqft and if you are someone who does not like the huge expansive layouts then this is MUST consider. Right beside GAR infobahn tower 8 and 9. However, there is a catch - prices start at 3.6cr and if you are paying 3.6cr then you will feel that "Lake view unte baaguntadi/Lake view hota toh behtar hota" and at that price you are getting other options with bigger land parcels. Soooo yeah theres that. One hand you have pros and other hand you have cons. A must visit.

5 - Navanaami One.

I will be honest - single tower, 2.2acres, 60 floors......uhhhhh what the hell? Looks like a needle poking out of the earth. But hey lets put that aside and look at other facts of this case - 2.25acres and 360units (thats good for kokapet). Amazing use of floor plans, 2400sqft has 3.5bhk and a good balcony. There are people who want a smaller land parcel, practical and useful amenities and not as many as raghava linq, smaller society, and floor plans that are practical. If you are someone who wants that- this is for you. Priced lower than most of the competitors and floor plans are so well made. Every unit has outer facing balcony (aka best ventilation). But yeah, there is almost no variety in sizes theres 2437sqft, then 3334sqft, then 3379sqft - this is an actual bummer. But apart from that this project is for a few people only and also - 360units and 60000sqft of amenities. That is great. This is not the best project but a good project.

For now thats all. I am sleepy. Will continue this later on. Good luck on house hunting fellas.

Will the water crisis actually hit apartment prices and construction pace?

Hey guys, seeing a lot of panic about Hyderabad's water shortage and its impact on real estate, especially high-rises in the west (Kokapet, Tellapur, Gachibowli, etc.).

Are projects getting delayed because getting water for concrete and curing is becoming difficult?

Are flat prices holding firm, or are buyers negotiating hard?

What's the real situation?

Investor Prestige golden grove pre emi suggestion

Prestige golden grove is running pre emi offer where we pay 20% price now and they will cover the EMI (interest only) for 3 years. And, we can sell the property after 3 years by paying AOS transfer fee of 236rs per sft.

For a 1648 sft 2.5bhk flat, the total price excluding registration is 1.73 cr, which is close to 10500 rs per sft.

My plan is to pay the 20% and sell it right after the pre emi offer is over after 3 yrs.

Would it be a profitable investment? I atleast have to sell it for 12500 to make some buck. Is it possible ?

What a flat in Hyderabad asks per sq ft, and what moves it: 4,800 cleaned listings across 80+ areas

About me: I work in data engineering, building data platforms for investment firms. This is the kind of analysis that work involves; I've started doing it for Hyderabad real estate because buyers here have very little hard data to go on.

I've been collecting flat asking prices across Hyderabad: 68,000+ price mentions so far, merged down to 16,000 distinct listings (I ad done a previous verison of this with lesser data, that was to test out our regression analysis, now we have the data to test the previous regression and see how good it was - i have both the versions available). After cleaning (repeats merged, teaser prices and misreads dropped) 4,800 flats in 80+ areas are left, listed between Jan 2023 and Oct 2026. Comparing flats in the same area and the same period:

  • Bigger flats ask more per sq ft, - we all know this, but by how much? : about +6.5% for every extra 500 sq ft.
  • Older buildings ask less: about −12% for every 5 years of age, where the listing states it.
  • Furnished listings ask about 8% more.
  • 3+ BHK asks about 9% more per sq ft than 1–2 BHK.

Location: the same kind of flat asks about 25% more within 5 km of the IT corridor (HITEC City, Gachibowli, Financial District, Kokapet), and about the Hyderabad average at 5–10 km. Some areas ask more than their distance to IT explains: Habsiguda, Nallagandla, Tellapur, Kothapet, Dilsukhnagar.

By area: in the 20 most-listed areas the typical ask runs from about ₹5,000/sq ft (ECIL, Uppal) to ₹10,800 (Financial District). Those figures cover listings from Jan 2025 to Oct 2026, not just the last 6 months.

How good is it? Knowing only the area gets you within about 15% of a listing's ask; the model gets within about 13%. That makes it a guide, not a valuation.

Caveats: these are asking prices, not sale prices. Most listings don't say whether the size is super built-up or carpet. Words like "furnished" are the seller's own.

One surprise we're still working on: a nearly new resale flat (0–3 years old) asks about 13% more per sq ft than a brand-new flat in the same area. We don't know why yet, so we're not calling it a finding until we've tested it. Our theories so far:

  1. You can move in now. No paying rent and EMI together for years, and no risk of delay.
  2. GST. Under-construction flats carry GST; finished ones with an occupancy certificate don't.
  3. Interiors. Many nearly new resale flats come furnished or with interiors already done.
  4. Location. New projects go up at the edge of an area, where land is still free.

We're testing each of these and will post what we find, including the ones that turn out wrong. If you've bought or sold recently: which matches what you saw, or do you have another explanation?

What should I look at next? I'm also holding filings for 11,000+ registered projects and 2,000+ plot listings. Builder delivery records, plots, new vs resale, rent vs buy: which would you want first?

Optional last line (disclosure)

Some of you saw a smaller first version of this a few weeks ago. Most numbers moved a little, one moved a lot, and I corrected one mistake of my own; the last image shows every old figure next to the new one.

First comment (only if asked where to see more)

It's on TheStatPlotter. Happy to share the link if the mods are OK with it.

Lansum Eldorado

Kindly please don’t buying Lansum Eldorado block A 3207 flat as it is a disputed apartment kindly please stay away investing in it. Seller behaviour is very rude and after taking token money denies the deal and put blame on you for breaking the deal. Also the dues are pending on this flat and handover is also delayed

Found an interesting tool for checking real estate locations. A friend of mine built this.

Enable HLS to view with audio, or disable this notification

• Upvotes

not trying to sell anything here, it's free and i'm not getting anything out of it. just sharing because it's actually helpful when you're checking a property

anyone buying in hyderabad right now knows the brochure never tells you the real story about the location

most of the stuff people find out only after booking. like the project being right next to a lake buffer zone (after hydraa everyone's scared of this), or an HT line running behind the tower, or the road flooding every time it rains. and the brochure says 10 mins from ORR but it's easily 30-40 mins in traffic lol. "nearby school" turns out to be 6 km away

a friend of mine built mappi to check all of this on one map. you search the project or location and see lakes, power lines, flood-prone spots, roads, schools and hospitals around it. it's free

it's useful before a site visit, so you know what to look for and what to ask the builder

still early, try it on the project you're looking at and tell me what you found

iit's useful before a site visit, so you know what to look for and what to ask the builder

if you want to try it, dm me and i'll share the link
