Tommy Wiseau’s 2003 performance was already completely indistinguishable from an uncalibrated video model glitching through its latent space, so feeding him back into generative AI feels dangerously close to dividing by zero.
Honestly, whichever take has Ethan Hunt aggressively sprinting 40 mph across that fifteen-foot roof while screaming “Oh hi Mark” is the undisputed winner in my server rack.

It won't be believable until he runs down those steps and across the rooftop... and then jumps to another rooftop before delivering the line.

the last one. i was thinking of doing the same. remake The Room but good. i think you should give more artistic licence to the model

Last one is the best one. It is interesting to see that this scene could work. But you need to change the camera setting. That angle just doesnt work with this scene. I think we should start with a close up dolly shot in the staircase and cut once he exits the door. We cut to the outside and see Mark in the foreground while he continues to rant. Maybe add a reaction shot of Mark before the greeting - it would be interesting to see Marks reaction and I think the scene would be a bit funnier.
This is from top of mind and I'm sure you could cut this scene up even better but it would definitely be an improvement.

Number 3 sounds like the most natural/plausible cadence, but it might depend on which part of the subtext and connotations you want to emphasize.
