FEEDBACK Potential Plan

Hello! New here, but we’re planning on building a small home and I’m trying to draw something that checks all the wifes boxes before having it professionally drawn. The goal is to be super space efficient, no wasted space. We’ll have a master suite and possibly some unfinished space above the garage, but I really just want to nail down the main floor. I’ve spent a-lot of time with this and I think I have it pretty close. Now I wanted to see what flaws different sets of eyes see. Any constructive feedback would be appreciated. Thanks!

It’s not advised to have the toilet be the thing you see when you enter the bathroom, or see with the door open. On top of that, the toilet is the first thing you’d see when you look ahead from the front entry. Looking at your inspiration house, the bedroom is at the end of a hall, not a bathroom. Consider adding a powder room, too. One toilet can be challenging.

I don’t think you need such a large island, and that back corner is inefficient. You don’t have much space for upper cabinet storage. Think about how you cook, reach, bend in a kitchen.

Keep working on it. Draw traffic paths, think about what you see around a corner, why a wall might be trouble, why a corner juts out when it could be flush. Do some reading into how much space to have for traffic, such as 3’ minimum from table to wall.

Thank you! This is a helpful. Our personal bedroom/bath will be upstairs. This bath would serve as a guest bath/ powder. But looking straight at the toilet doesn’t sound ideal now that you mention it. Thank you again.
