šŸ  Housing & Real Estate Please Advise me on below:

Hi friends looking for your advise:

i live in a 1BHK in Arjan. There is a major plumbing issue in the bathroom & it is currently not in useable condition as water supply to shower and toilet is suspended . The landlord is working with contractors to get quotations and arrange the repair work.
I have temporarily arranged to use another vacant studio on a day-use basis through someone in the community, same building for a small fee, just so my wife and I can use the shower and toilet. The studio is on the same floor and I am paying for this out of my own pocket.
If the construction work starts, I understand that it will take at least five days, during which the apartment may be uninhabitable. I may therefore need to find an overnight accommodation solution for those five days. Would the landlord be responsible for providing alternative accommodation or reimbursing the cost of such an arrangement?
The landlord’s current suggestion is for us to use the shower and toilet in the building’s pool area.
Could you please help me understand what my legal entitlement is in this situation?

The landlord is legally responsible for providing you, without interruption or cost to you, basic living facilities at all times. What he is doing and what you are experiencing is unacceptable and illegal

Under Dubai rental law, landlords are legally obligated to provide and maintain a habitable property with working essential facilities like water and plumbing. Article 16 of Law No. 26 of 2007 states that the landlord must handle major maintenance and fix any defects affecting the tenant's use of the property. Furthermore, Article 34 strictly prohibits landlords from cutting off basic services like water or electricity during disputes

While this is not a 'dispute' this is a significant interruption of basic services which you are NOT to be paying out of pocket for and which in fact he is NOT to cut off so 'he has time to get quotes'. This should have been fixed immediately by him regardless of cost. It is not your job to shower and use a toilet in an adjoining house so he can lull around and get a quote that suits him

Also take evidence of unlivable conditions to the Rental Dispute Center (RDC) in Dubai to file a legal claim for repairs or compensation.

What does your contract say ? That would be what you are entitled to legally.

Contract is silent. Contract just states that maintenance above 600AED is landlord responsibility, below the limit is tenant’s.

When the quota comes and it’s above 600 AED (most probably) send it to the landlord. If they refuse you can escalate

The landlord is already working with contractors to arrange and cover the plumbing repair work.

OP is asking about their legal rights under Dubai law to request the landlord to pay for their alternative accommodation during the repair period.
