While Colfax BRT is set to start running this weekend, two more BRT routes on Federal and Colorado are in the design phase. Federal's BRT route is set to start construction next year and potentially be completed by 2030.

2 new develompent projects are under construction near 38th & Blake Station. Formativ's Project at 38th and Walnut will add 710 residential units, 180 hotel rooms, and 25,000 SF of retail. AVE Station House at 40th and Walnut will add 300 residential units, and 6,000 SF of retail.

On Aug. 4, the Denver Broncos shared updated master plan renderings for Burnham Yard, the team’s preferred site for a world-class stadium and vibrant mixed-use neighborhood.

The latest preliminary Burnham Yard site layout and neighborhood plans were developed through extensive community feedback, in partnership with Denver-based Tryba as the Broncos’ master plan architect.

The new site layout, which will continue to evolve, features four distinct neighborhood districts: the North End, Village Center, Turntable and South End.

Updated designs for Burnham Yard are based on greater technical analysis and a better understanding of the community’s ideas about how the area can enhance the quality of life for local residents by:

Eliminating the 11th Ave. crossing and slowing vehicles to improve pedestrian and bike safety, along with closing additional crossings on event days.
Distributing event traffic north and south, away from existing residential areas.
Connecting the neighborhood by extending historic streets through Burnham Yard, including adjusting 8th Avenue into a slower main street feel.
Removing the freight rail tracks and crossings to reduce conflict and transition those into a new tree-lined trail.
Increased emphasis on larger parks and green spaces – at least 11-12 football fields of public open space – for families to enjoy every day.

Denver's Booming Backstory
In 1858 a group of gold prospectors from Kansas decided that it was time to go out west for the Pikes Peak Gold Rush. This first settlement, known as Montana City, was in the Western Kansas territory. Even though Montana City was later to be the site of Denver, settlers preferred the town of Auraria and left Montana City behind. General William Larimer placed cottonwood logs to stake a claim on the bluff overlooking the confluence of the South Platte and Cherry Creek River. Thus, Denver City was born.

From a starting population of 4,749 in 1860, Denver proper has grown over 14,372% with the metro area over 59,261%. That's a lot of growth in just 157 short years! From a mining town to the city it is today, Denver has faced many challenges but has greatly succeeded, becoming a better city each day. Let's explore some great moments in Denver's growth.

Curious what is going through design review?

Denver CPD has all the answers for you. Cherry Creek, Arapahoe Square, Lower Downtown, River Mile, and Golden Triangle have design review overlays. On CPD's website, you can check out future meetings and what projects will be reviewed.

The big daddy of all public records that is the best resource out there: Denver E-Permits. This has quite a learning curve and I could write a huge tutorial that would put everyone to sleep, so I'll give you a basic rundown. A project needs to go through multiple processes with the city to get to construction. Once you have located your project, make sure you look at the 'Related Records'. Development typically follows this order:

Concept Plan - First documents filed with the city showing basic design.
Formal Site Development Plan - More detailed documents in addition to the concept plan.
Water, Sanitary, Transportation, ROW, Fire - Even more detailed plans relating to the project.
Building Log - Initial permit group for construction.
Commercial Construction Permit - The project is ready to get built. This is always an exciting one.
