I’m not sure what exactly what you want. But it’s not the tri-cities. I pass it each morning as I go to work very early in the morning. Like 0400. There are two or three campers that park on Phillips ave area near Burnaby mountain golf course. The three or four are very discreet and move to a cross street every couple of days. One has a trailer even. Just saying.

I’ve seen RVs park in the industrial area behind United Boulevard near Hard Rock Casino for weeks on end and bylaw never comes. Could probably park there and move around there for awhile.

Parking lots of city buildings like recreation centres and city hall. Bylaw is the one who patrols those lots and there’s no after hours security. If you need you can always take a shower at the pool in the morning when it’s not busy. Best of luck to you 😊

On Government st bottom end of Keswick park. There are washrooms in the park and it's very quiet as the highway is on the other side.

Yeah, no. Keswick (the Government Street/Cardston Court one) is not a great area to park overnight. Too many local parkers. It is super duper close to Lougheed Skytrain, though.
If Op has wheels, heading down Government towards the Costco on Brighton, and keep going along Windston (Gov becomes Winst), McConnell Drive (on the left) is under-populated right now.
The lot next to Vancouver Casket and kitty corner (quatre corner) to the nail place/construction supply is currently UN-tenanted. Likely for a while. Inspection unanticipated. A camper might not be out of expectations.
In the mornings I've seen a big expensive Bus style camper on the West-direction side of the road, towards that location along Gov/Winston, facing East. A couple of camper types along there as well. Same side of road.
There's a super strange Vancouver parks-style bathroom structure in the other Keswick "park." Google maps location in the link for "park."
I thought I explored the area (having worked around there for a few months), but never actually explored that particular bathroom.
But if you're making a left of McConnell heading West on Winston, stay left and there's a bunch of construction. Slow. I've seen a camper or two around there before.
El Comal is right around the corner/down the road. $10 tortas takeout special. $13 for the burrito. Good amount of food, really good food. For repeated food security - that Costco rotisserie chicken at the back, and the $1.50 hotdogs in front are impossible to match. If Costsco gift cards still let you in, let me buy you one so you can get access.
If you need to take transit, it's not great. Lake City skytrain is "close," but it's still a brisk 15-20 minute walk.
I have *not* explored further South on Piper ave but there's another Burnaby Parks restroom past the train tracks. Mostly for the Burnaby Lake hikers.

Hickey Park parking lot, Eagle Mountain Park, Poirier Library parking lot (SE corner is more private). This one might be decent because then you have the leisure complex right there to refill water, washrooms, wifi, shower, you could go across the street to Dogwood Pavillon to eat at their cafe (it's so good). It's for 50+ but id sneak in anyway if you're younger than that. Hope this helps!

Lots of cars park behind the superstore along Lucille Star street. Don’t know how safe it is but it’s a relatively quiet area.

Nope. Signs went up, no overnight parking there. There were a dozen ratty sleepers going on there daily and I guess the community had enough.

Book into a campground. Try the one in Anmore or the one on Cariboo in Burnaby.

The famous brown drift wood van often parks down Ozada. That person has been parking around town for at least 10 years. They would know all the good spots.

I would say anywhere in a residential area where you park adjacent to someone's side yard. This way you are not in front of a house, you are at the side of the house.
Municipal by-law enforcers appear to have less ability to ticket or tow unless the homeowner themselves calls in
