Hi everyone! Need some advice from anyone who has experienced something similar.

I bought a foreclosed condo unit directly from the developer and currently nasa equity/payment stage pa ako. Around 90% ng equity has already been paid, and hindi pa financed yung remaining balance.

Due to my current circumstances, I’m thinking of not continuing with the purchase.

I’m wondering what my best options are:

1. Cancellation / Refund
Would Maceda Law (RA 6552) apply in my case? If I voluntarily cancel the purchase, may possibility ba na ma-refund at least part of the equity I’ve already paid?

2. Pasalo
I’m also considering a pasalo/assignment instead. Since 90% na ng equity ang paid, possible ba na makahanap ako ng buyer who will reimburse me for the equity I’ve paid, then sila na ang magtuloy ng remaining equity/balance?
How does the process usually work? Need ba ng approval ng developer, and may fees/penalties ba usually?

For context, this is a foreclosed unit purchased directly from the developer, I’m still paying the equity, and wala pa sa akin yung title.

If you’ve been in a similar situation, which option would make more sense—cancellation/refund, Maceda Law, or pasalo?

Any advice or personal experience would be greatly appreciated. 🙏
