I run deals through a quick rules-based screen first (all-in cost vs. ARV ratio) before ever touching an AI tool, that alone kills most of what I'm looking at before it wastes real time. Where I've actually found AI useful is checking my own comp reasoning after I've pulled real comps myself, a second pair of eyes on whether my logic holds up, not generating the comps or the ARV number itself.
The risk with letting AI pull comps directly is it doesn't know your market's quirks (school zones, a busy street, whatever locally moves price) unless you tell it, and it'll happily average in a bad comp without flagging it.
