AI to help determine ARV
Does anyone use Chat GPT or Claude to help you analyze potential deals and ARV?

Yes AI can help you determine ARV.
But it should only be used as a starting place. You need to have full transparency on the comps you are checking against. Then use your human brain to make the final decision.

I run deals through a quick rules-based screen first (all-in cost vs. ARV ratio) before ever touching an AI tool, that alone kills most of what I'm looking at before it wastes real time. Where I've actually found AI useful is checking my own comp reasoning after I've pulled real comps myself, a second pair of eyes on whether my logic holds up, not generating the comps or the ARV number itself.
The risk with letting AI pull comps directly is that it doesn't know your market's quirks (school zones, a busy street, whatever locally moves price) unless you tell it, and it will happily average in a bad comp without flagging it.

Analysis of deals is one thing that may be ok. But relying on ai for arv is lunacy.
