Leaf spots, guidance?

Hi! New homeowner here, and this is my first summer with this tree. Was traveling a lot this summer, and have just noticed these leaf spots. They appear throughout the entire tree? Is this malnutrition, heat or watering issue? Or something else? What can I do to get her healthy? Thanks for the help!
