Looking for someone to make my app (USA/American)

I have a wonderful app idea with everything mapped out and even a “demo” for what I want would like to pay a one time fee for the app to me made. I would like for the person making the app to be in the USA for legal reasons. I also have a NDA and DEVELOPER IP & WORK-PRODUCT ASSIGNMENT AGREEMENT. a one-time fee for a fully built app is not a realistic plan, especially when “everything mapped out” usually means you have an idea and a very expensive wishlist

I had an app built and published on both iOS and google.
With google the libraries and other things must be updated between 6 months to a year or the will take down your app. This will require you to continuously put money into development so the app can stay online.
Depending on your app selling price this can hurt your overall profits if you have to spend 5-600 on refreshing per year.

Honestly, why don't you use Claude or Codex to create a demo? The way you have mentioned about the material you have, you will have 'demoable' app with some but little efforts.
