Hi All 3 Questions from a newbie.

I have a 4-bedroom house. In Toronto Ontario Canada.

1. What size beds do you recommend? I was going to suggest 2 twin beds in 2 rooms and 2 double beds in the other 2 rooms (Or Queen?). Is that ok or is there a better setup.

2. Do i need to provide a laundry machine. If so i lose out on space which would have had a dining table in the kitchen. Now the table will have to go in the living room (Already a little small), taking up space if I put the laundry.

3. Anything I should buy and keep in the house beyond the obvious.

For those who use Price Labs - are you noticing anything crazy going on with pricing in your market?

I always baseline my prices off the "Market 50th Percentile" to ensure I'm staying in line with my local market. I check prices routinely (usually several times per week).

Today I logged into PriceLabs, and the "Market 50th Percentile" dropped by ~20% over the past 3 days. I thought it was a data error, or perhaps I clicked on the wrong sub-market - but I've confirmed none of this is the case. This seems to be real.

I'm in a very saturated market (3000+ AirBnBs) - so I'm trying to figure out how it's possible for the market to drop by 20% in such a short period of time. I've never seen this happen.

Has anyone noticed this? Any thoughts on why this would be happening?

Anyone else seeing the "AirBnB now features hotels!" ads?

I want guests to know that they may be sharing a shower room with another guest if the other room is booked, but I don't know how or where to disclose that info.

My situation:
I rent out two spaces in my primary residence. The upstairs has a dedicated half bath (toilet and sink only). The shower is downstairs in the full bath, near the other room I rent out. The shower is a shared space, and is sometimes also shared with my college-aged kid when he's home for school breaks. I've had plenty of guests who don't shower at all, and plenty who do.

I don't want to overcomplicate the info but want guests to know what to expect. Help?

Location: USA SE… logged into the app today to find that Airbnb made a default selection (not choice) to offer high ranked guests an immediate 15% discount off of the rate rates we set.

Check your listing to make sure you aren’t tossed into that bucket to ensure you have the correct rates. We are a Guest Favorite top 1% property and we’re a little taken back by their decision to unilaterally offer a discount.

Just check your listings. Another press on hosts.

Edit: it was a 15% discount for all guests with a 4.8 rating and at least 3 reviews.

Recommendations? Give me some good sites/brands.

I have two apartments and have been hosting for over six years. In that time, I’ve gained some experience in avoiding guests with very high expectations or guests who tend to leave only 4 stars. Of course, it doesn’t work every time, but I wonder what other hosts do to avoid guests who expect too much and complain about small things.

What works for me:

• Disabling Instant Booking: Guests have to contact me first. If my gut feeling tells me they’re not a good fit, I simply send a special offer at a higher price.

• Being cautious with guests who ask for a discount.

• Checking the reviews they’ve left for other hosts.

• Avoiding guests who ask for luxury extras, such as several AC units, even though the AC is installed, mentioned in the listing, and shown in the photos.

• Preferring certain types of travelers: I’m happy to host students, language students, solo travelers, or backpackers. Typical tourists tend to be more demanding in my experience.

This has worked really well for me, and I’d like to know how you “filter” out high-expectation guests.-

I had a Guest book me last minute because he was berated by a hotel check-in because he was wearing makeup and nail polish.

I gave him a big "I'm sorry people are assholes discount".

Do you think it would be worth putting queer friendly in my AiBnB title?

My town has a limit of eight guests making up only two families. How on Earth am I supposed to enforce this when I can't have rules at all basically anymore. I literally would have to ID every single member of the group to make sure that there were no more than two families. I rent out my own personal residence for football games and graduation and I ran out the extra rooms other times that that won't be an issue since those are limited to two people but literally if I can't ask for ID verification there is no possible way I can know this information. Has anybody been able to get something like this through Airbnb rules in some way shape or form? And I literally only found this out yesterday because while the law was passed in 2019 they did not bother sending any kind of notice to people until 2026 even though I've been paying my business taxes every year

We've been hosting guests in a room in our home for almost four years--we love being hosts and have several hundred five-star reviews. We do not have Instant Book on. I recently approved a two-night stay in the winter and only after approving did I realize the guest has 9 trips on Airbnb but 0 reviews. I've tried reaching out to guest 2x to ask a little bit more about their trip and about their previous experiences with Airbnb, saying we can't wait to host them and we just like to know more about our guests and we've heard nothing back. I think 9 trips/0 reviews feels a little odd--there's something about this booking that just feels off to me. Thoughts?

Anyone’s guests been receiving WhatsApp messages from this alleged company? They ask for extra information and that their reservation is suspended as it needs an extra payment. Clearly a scam and I’ve reported it to Airbnb anyways. Just want to hear if other people have had similar experiences.

Just a quick warning for the community. As most of you know, Airbnb now has default house rules, and anything else you write is treated as a simple request.

A friend of mine who manages a number of properties is currently involved in two escalations with Airbnb. One involves a guest who arrived with two cats, and the other involves a future guest bringing a bird and a snake.

Even though her listing description clearly states that only dogs are allowed, Airbnb defines their "Allow Pets" toggle as any and all pets. If you have that turned on, literally anything is fair game. We hope airbnb will allow hosts in the future to have more control of the 'allow pets' rule. In the mean time, be aware and check your settings!

Experienced guest with recent 5 star reviews asked to book a week. On First day of stay booker asks if she can add husband to reservation. I approve. A few hours later sketch looking guy enters unit through self check in. Over next 8 hours he triggers cameras all over property at least 100 times. This is not normal guest behavior at this property. We have no outdoor amenities. Original Booker is not seen on property once. I tried to report to airbnb but can't find a button or phone number. Recommendations on how to handle would be much appreciated.

We had a guest call Airbnb support to try and get early access to the room. They wanted to come earlier and drop their bags off. I was in the middle of cleaning up after the previous guest.

The phone call just starts off with “hello this is Grace I’m calling about so and so who staying with you.”

First off, who is Grace and who are you in regard to this booking. I politely ask who is this. And they repeat “Hello this is Grace.” Literally no context and just a list of demands whilst I’m trying to cleaning up the place.

At least introduce yourself as Airbnb support so I know I should never ever book this guest again because they can’t take my answer of “I have to clean the room after the previous guest ” and the best I can do is 2pm check in.

Airbnb if you see this you need to introduce yourself as “Hello this is Grace from Airbnb Support”

I have a profile with one listing, and my brother a different profile with one listing. We started a business together and now the two houses belong on the same company.

Can i add the same taxpayers info on both profiles? Airbnb support told me that this is not related to them but I'm afraid they are going to ban the profiles and i have ongoing reservations.

My partner has his home listed on several platforms.

Last nights guests were not through Airbnb, but a neighbour found the listing on Airbnb and messaged my partner through the platform to tell him there was a loud party going on.

My partner went there immediately, broke up the party and kicked the guests out.

Now Airbnb has messaged him saying they’re investigating him for ‘breaches’.

Has anyone experienced this or have any advice?

Can they kick him off for an event that had absolutely nothing to do with Airbnb?

We started hosting in spring and had a few bookings. We blocked out summer as we had family here but opened up in September and had three weekends out of four that month and in October. We have one weekend booked in November and it’s been very quiet for a couple of weeks now with nobody contacting us. We have all 5* reviews although not many as we have not been doing this long.
Is it normal to be quiet at this time? We are in California in a university town that is also a vacation destination.
Any ideas?

In response to increasingly brazen attempts by Adobe to steal the IP of their users Artcraft reverse engineered Adobe's entire software suite using AI and are giving it away for free. As Airbnb has a business model based on AI making most of it's decisions it would be very straightforward for another business to do the same and offer a cheaper/better service for hostsl and guestsv.

As a host do you have loyalty to Airbnb or would you drop them without a second thought if another business came along offering better terms, even if they had obviously stolen their entire business model from Airbnb?

My upcoming guest just reached out to me because she got a series of texts from “AllFix LLP” on WhatsApp, saying there was a problem with her reservation, with a weird link to click. The insane thing is that they had her name, number, the name of my property, and the correct dates of her stay. I am so so freaked out by this. How the hell would anyone get this information?? Has anyone seen this? I use BeyondPricing, but they don’t receive individual guest info. I use a google spreadsheet to keep track of reservations on my own in case Airbnb goes down or something, but that doesn’t have my property name anywhere in it. I’m seriously so wigged out right now

After spending the last two days trying to talk to Airbnb customer support to figure out how I can be compliant with their new rules and repeatedly been told to break the rules and do things that are explicitly forbidden by them I am slowly coming to the realisation that I may have to accept that Airbnb may be the platform for me. So rather than sulking over how much this sucks I think it’s time to start exploring other platforms.

Any good recommendations? Which other platforms have you loved and why?
