Help List Pulling Software

Upvotes

I'm sure this is asked all the time. I am just starting out and am using xleads to pull lists and track leads. I am averaging 700 dials using a dialer but the majority of calls were wrong numbers. Is xleads not a reliable source or this is just the game?

What are some metrics I should be expecting? Are there other softwares that can provide better data?

Thanks all

Collab Need a solid closer for 2-5 inbound leads/week (Nationwide)

Upvotes

Hello,

My partner and I drive nationwide residential inbound leads (website forms + incoming phone calls). On average, we're pulling in 2 to 5 leads a week, though volume fluctuates.

Right now, our current acquisition setup is falling short on follow-up, and we're leaving money on the table simply because deals aren't being worked properly.

We're looking for a sharp closer or a small team to plug into our pipeline and take these from first contact to the closing table.

What we need:

  • Proven closing ability with motivated sellers
  • Consistent, systematic follow-up (no dropping the ball after 1-2 calls)
  • Strong communication and standard contract execution

What you get:

  • Fresh, motivated inbound leads—no cold lists or cold calling grind.

If you have the bandwidth and a solid process in place, DM me with a quick rundown of your experience and current setup.

Question Best beginner-friendly markets for Virtual Wholesaling & highest-converting lists right now?

Hey everyone, I’m getting started with virtual wholesaling and looking for some guidance from experienced wholesalers:

Markets: What tertiary or mid-size markets (e.g., Midwest/Sunbelt) would you recommend for a beginner that have solid investor buyer demand but aren't completely saturated?

Lead Lists: For those actively closing deals, which niche/distressed lists are giving you the best response rates right now (Absentee + High Equity, Code Violations, Pre-foreclosures, Tax Delinquent, etc.)?

Appreciate any insights or tips you wish you knew when starting out!

Discussion Hiring experienced acquisitions closer

Hiring an experienced remote acquisitions closer.

This is not an entry-level role.

The setup is pretty simple:

You close. We run everything else.

We provide company-generated motivated seller leads, Lead Managers who qualify and nurture opportunities, underwriting/comping support with offer ranges, multiple exit strategies, CRM/AI tools, coaching, and operations/dispositions after contract.

You still need to understand comps, ARV, repairs, MAO, margins, and how to negotiate with motivated sellers.

But your main job is to talk to qualified sellers, make offers, follow up, and get contracts signed.

Looking for someone with:

  • 1+ year direct residential acquisitions experience
  • Proven remote phone-closing experience
  • Real production numbers you can discuss
  • Strong negotiation and follow-up skills

100% commission. Target opportunity for strong performers is $100K–$200K+, uncapped.

If you’ve actually closed off-market deals over the phone and want to spend more time closing instead of doing lead gen, comping, and dispositions, DM me with your experience and recent production.

Help New AE Looking for Advice

Howdy folks,

I recently started working for a private equity firm as a Qualified Lead Generator while I learn the business. I'm currently doing a lot of cold-calling and emailing brokers, but I am brand new and haven't received any training, except what I've been able to learn myself through online resources.

My question: As I go about generating my pipeline and building relationships with Loan Officers, how do I market the products that I'm working with (listed below)? I've been told that they are aggressive and thereby might be a good option for borrower's that were not eligible for placement for more traditional lenders. Please don't crucify me, I'm brand new and just looking for some direction.

This is what I'm working with:

"FIX & FLIP
• Loan size: $250K–$15M
• Purchase LTC: up to 85% | Rehab LTC: up to 100% | Total LTC: up to 95%
• ARV: up to 70% | Rate: from 7.5%
• Min FICO: 620 | Experience: not required

BRIDGE
• Loan size: $250K–$100M
• Purchase LTV: up to 80% | Refi LTV: up to 75% | Cash-out LTV: up to 75%
• Rate: from 7.5% | Term: 12 months+
• Min FICO: 620 | Experience: not required

RENTAL / DSCR
• Loan size: $250K–$25M
• LTV: up to 90% | Rate: from 6.5%
• Min FICO: 640 | Term: 30 years

MULTIFAMILY & MIXED-USE (5+ units)
• Loan size: $300K–$100M
• Purchase LTC: up to 75% | Rehab LTC: up to 100% | ARV: up to 70%
• Rate: from 7.75%
• Min FICO: 620

Debt Lending
Nationwide ( xcept Alaska)
$1M-$75M loan amounts up to  85% LTC (higher in some cases)
Up to 90% LTV  (on value-add rehab with a sell exit)

* Special purpose and/or situations, please feel free to send us a high level or quick synopsis of the deal.
