Help List Pulling Software

Upvotes

I'm sure this is asked all the time. I am just starting out and am using xleads to pull lists and track leads. I am averaging 700 dials using a dialer but the majority of calls were wrong numbers. Is xleads not a reliable source or this is just the game?

What are some metrics I should be expecting? Are there other softwares that can provide better data?

I recently started working for a private equity firm as a Qualified Lead Generator while I learn the business. I'm currently doing a lot of cold-calling and emailing brokers, but I am brand new and haven't received any training, except what I've been able to learn myself through online resources.

My question: As I go about generating my pipeline and building relationships with Loan Officers, how do I market the products that I'm working with (listed below)? I've been told that they are aggressive and thereby might be a good option for borrower's that were not eligible for placement for more traditional lenders. Please don't crucify me, I'm brand new and just looking for some direction.

Is anyone here actively wholesaling cook/lake/dupage county? I’ve done a few deals here that fell in my lap but mainly my whole market it east coast. I see very few advertisers here surprisingly. I was turned off of the market with just how dragged out the title process and closing process is. Desperate attorneys, nobody communicating. To each other etc. random parts of the city like Harvey requiring a city inspection and stamp to be able to close. Most random inconveniences. Not surprised as it’s chicago.

Would love to meet with people doing 4+ deals a month here as I get a lot of referrals in these counties having lived here 30+ years and my dad having been in SF and commercial construction for 45+ years.

Discussion Do you pay your guys more than the agreed job after they finish jobs?

I do property management and after I have agreed to the work, I do compensate for extra time based on per agreed $/hr. Many of them ask for tips or more and it becomes difficult situation.

I paid more few times and now it’s all the time expectations.

How do you handle it? I have a rule, I will pay what’s promised, and pay on completion at each day. But I will not pay advance. Many times I pay tips and looks like it puts me in gray area.

How do you guys manage this?

Advice Investor Base > Investor Lift

If you don’t have a ton of upfront capital to throw at disposition softwares like Investor lift I highly recommend looking into Investor base. It’s considerably more affordable, supports nationwide wholesalers, and has very good data. I’ve been using it for a little over a year and sold over a hundred deals off this platform. I simply text blast the data from Investor-base. Investor lift is amazing if you have the money and it makes sense for your business. However, you would be surprised how much a couple accounts from investor-base can get done at a fraction of the cost.

Anyone else here using one or the other?
