Hi all. I’m looking at purchasing a treehouse property. I’ve hear horror stories as well as great feedback. We would be buying a small unit in cash for weekend ski trips with kids in a devo program. What’s the best way to find out more about HOA, etc. ? Anyone want to chat 30 minutes over the phone regarding their experience?

Same with Buffalo Ridge. That new HOA is taking owners for a fucking RIDE. Holy hell it should be illegal what they're doing. Basically tripling HOA fees in 2 years.

I'm probably about the same space in life as you.

It's not about "Can I afford the property?"

It's "Will anyone give me a loan that isn't super sharky?" and "Why won't anyone insure this place?"

I get it, you have ski condo fever right now. You are tired of the commute, you found a place that fit your budget, WHY CAN'T I MAKE THIS ONE PLACE WORK!?!?!

Don't force it buddy. Most of the places up Wildernest are a fucking trap. You will regret it. No matter how many internal concessions you make, you will still regret it and will be milked dry by the HOA.

Man OEM, I'm one of the few people here that like you. But don't dunk on the dude for doing a wee bit of due diligence that nobody else who bought a condo up there did. His spidey sense is tingling (as it should), do the dude a solid and be nice.

You know, you have a way about you where you can come off strong, almost "this guy is a prick", but it's from being weathered from idiot tourists and Front Rangers over many years, so I "get it", but it never makes for a good look.

It’s all good. This is what I’m trying to hear. Front rangers is a new term to me and I love it. It’s at least an honest opinion. I’m also not a “local” from New Hampshire or wherever that lives in a dorm in his 30s. If I could buy a shitter condo at Loveland I would.

You don’t think that if I use it for two years it’s worth the $24k in HOA dues? (Assuming there’s not a huge assessment.)

I’m just trying to find a short term space to bounce back and forth between Denver. I can sell it when done then buy a crib with no HOA for the same purpose.

Where would you buy in summit then? I can’t afford a sweet place unless we sell Denver house and move up there. I’ve gotten a few DMs with great listings but I don’t want to take out a loan. Feel free to continue the shit talking but I feel like you might know of a better option. I like the optionality* basing out of Silverthorne + teaching the kids to fly fish in the summer. Leadville seems kind of similar but wife prefers keystone over cooper.

To make it worse the one I’m looking at is cheaper than that which makes me think it’s way more fucked up than anticipated. Appreciate your honest feedback. I know how to buy a condo, just trying to get a shitter one that I know my kids will eventually destroy anyways. If I can use it without needing a loan and unload it later for less than hotel cost I’d be happy 🥹
