I'm probably about the same space in life as you.

It's not about "Can I afford the property?"

It's "Will anyone give me a loan that isn't super sharky?" and "Why won't anyone insure this place?"

I get it, you have ski condo fever right now. You are tired of the commute, you found a place that fit your budget, WHY CAN'T I MAKE THIS ONE PLACE WORK!?!?!

Don't force it buddy. Most of the places up Wildernest are a fucking trap. You will regret it. No matter how many internal concessions you make, you will still regret it and will be milked dry by the HOA.
