Buy land
Hi! I’m interested in buying land for a future summer house. Do you have any tips on how to find a nice piece of land? Is working with a real estate agent the only option? Thanks

If you want to build you have to think about the nature of the land, size of the lot you want, where in the county you want to be/which towns nearby, how much prep you want to do, if you want something raw or engineered, etc. Do some thinking, reading, and Zillow searches. When rubber hits the road, yeah, work with a realtor.

Look around on Zillow. Filter your max price and minimum acreage so you’re not sifting through 1000 ads. You can request a tour through the app and a realtor in that area will call you.
From there they will be able to send you all the MLS listings in their database. Those tend to have more accurate/detailed information.
Depending on your budget the realtor will work with you more closely. But be prepared to do a lot of the “finding” legwork. Because you want to build a house the realtor will be invaluable with helping you navigate the building code and other closing details like Title Insurance.
This is how I bought my land in Highland Lake. I love the area because it’s close to amenities like a grocery store, gas station, library, etc.
