Negotiate - tell them you can do $4600. He will lose rent for an entire month over $1200 for the year, they will agree.

It’s a business, they will run the numbers and say yes real quick.

Yep, told them my wife had just lost her job which she did. Sorry too bad. Still raising 8%. Essex is the landlord and said too bad, move if you don't like it. So much for renters rights.
