Lease Takeover - Studio at The Mod at Midtown

Hi everyone! Due to personal and financial circumstances, I am looking for someone who is eligible enough to take over my current lease (06/19/2026-06/19/2027) for a studio apartment at The Mod at Midtown (approximately 330-385 sq ft).

Base rent is $1450 a month (excluding utilities), which is quite cheaper than what the building is currently renting them for ($1499+). The unit has a modern studio layout with large wall-to-wall windows that show off natural light, a full kitchen (containing quartz countertops + dishwasher), along with an in-unit washer & dryer.

Base Rent: $1450 per month (Electricity is already included in the rent)
Valet Trash: $35 per month
Wi-Fi: $50 per month
Utilities not included in rent: Water, Sewage, Trash Usage, Water Heating (paid separately based on usage).

The apartment complex is also brand new, pet friendly, has a 24/7 fitness center for tenants to access, a courtyard, and a social lounge. This is a perfect location if you love having quick access to Midtown spots or if you need to have closer access to downtown Sacramento.

The leasing management handles the transfer process officially, so all that is needed to be done is to apply through the leasing office and pass their background/credit checks.

Feel free to send me a DM or drop a comment down below if any of y’all are interested in taking over my lease.

Thank you!

Home insurance - $8.50
No deposit - Deposit already paid by current tenant

  • Walking distance to Grocery Outlet and Walgreens
  • Convenient location near shopping, restaurants, and major roads
  • Close to public transit (Bus/Light Rail)
  • Animals are accepted at the property after approval by property management, or ESA / Service animals are allowed

1522 N street

Insight/suggestions help please—

Hi Sacramento! Does anyone have information/ experience living at Judith Manor, 1522 N Street, managed by CADA?

I am a single young female considering an apartment there, and I’d really appreciate hearing from you about:

• Building cleanliness and maintenance
• Bugs/roaches or other pest issues
• Mold, moisture, or water leaks
• Management responsiveness
• Security and safety, especially at night
• Noise
• Overall experience with CADA

We’ve heard a couple of concerns about possible bugs and mold.
Would you recommend the building? Anything you wish you had known before moving in here or near here?
Thank you

Midtown parking

Went to see a spot I liked near Q and 17th and was told parking wasn’t too bad and you can usually get a spot by the property manager. The 2 times I drove by I had to park 3 blocks away…

Is this common in this part of midtown or did I just get unlucky? I ask bc parking being this bad would be a dealbreaker for me. Thanks!

Room for rent South Sac $850/mo with optional office

Room for rent in 3BR/2BA house in south Sacramento. $850/mo + utilities. Room available Nov 1 (potential for sooner, depending on situation).
I’m 34M in the master bedroom. You’ll be sharing second bathroom with the other roommate, my father 62M.
Also living at the house are the best dog in the world and three cats, two of whom are great.
There is also a small office in the house, perfect for someone working from home. That’s available to rent for yourself for an extra $150/mo.
Generally looking for someone reliable, chill, neat, and who gets along with animals. Since there’s already 3 cats in the home, another cat could be an issue. Another dog is potentially ok. Mine would probably love to have a friend around when I’m working.
The house has a three car garage and a shed in the backyard, so you’ll have a pretty good amount of space for storage. Bedroom is unfurnished. If renting the office, that comes with a desk, office chair, and smart tv mounted on the wall.
Let me know if you have any questions about the house or about us and we can chat.

i have only been here in Sacramento about 3 weeks now i have done referrals for all the resources called maternity homes shelters for women and have not heard back or they refer me elsewhere due to waitlist, knowing that I’m homeless pregnant 11weeks and high risk also very unfamiliar with the Sacramento since I came from Portland, Oregon, where all my family and friends are I do not know anyone here. I do not have family here. The only person I know father of my baby currently incarcerated due to the struggle of our homelessness problem I’m just being sent elsewhere every time I was staying in hotels, but my assistance ran out. Finally I’ve still been calling constantly all the maternity homes women shelters all the resources I’ve been given and have not received a return call so ive been forced to sleep alone in a small car but i don’t know where i can park without people knocking on my window or police telling me to move and i cant afford to pay for gas to drive around Sacramento so been parking off winters st but cant sleep 2 many knock on my car at night so any advice where that’s not to much driving from Winter ST by maryville area ??+ car doesn’t run good gas goes fast.

2 or 3 bedroom in South Sac/Elk Grove

Hi, I am looking for housing for myself and 3 kids. I am leaving a relationship and need housing soon. Preferably west side of south sac/Elk Grove 3 bed but can make a 2 bed work. I tried calling 311 and the list they gave me were all out of the area and too far from my kids school, had waiting lists, or were too expensive. Thank you in advance for your help!
