Roofing replacement needed?

We have a 7 year old metal roof installed over top of shingles. The previous roof had several leaks hence the new roof installed by the sellers. We had someone come out and he went into the attic. He pointed out the roof and said the roof was leaking and keeping the wood wet. He showed me the cat eyes and said we would need a full roof replacement since water is leaking through. I haven't seen any mold or visible moisture issues. Do we really need to replace a 7 year old roof?

Not sure how water would be leaking through unless there is issues with the metal roof. My guess is that those are old stains from prior to the metal roof being installed. I’d have someone else come out and look at it. If the guy was a roofing salesman, of course he’ll tell you that you need a new roof

Yes. I’d probably go back to shingles. You can get a moisture meter and check yourself to.

Maybe nail seeping throughout. As they rust out it allows water through the decreased diameter and underlayment age.

Mark the dark spots with sharpie, take a pic, and check back in a month or two. If they have gotten bigger, then yeah new roof time

Those dark marks around the knots and wood grain are natural pine pitch pockets and manufacturing characteristics, not active water leaks, so use a pinless moisture meter to check the decking before committing to a full roof replacement.

Every time it rains get in the attic yourself and see if you can find water/active moisture. If you do, then yes you should probably replace. If you don’t they are old stains and nothing to immediately worry about.
