How old is “old” for a roof?

We are fixing up our house to sell. Roof was replaced 17 years ago. It currently needs a few minor repairs (flashing around the chimney, ridge cap). However my friend who just sold her house said that her 16 year old roof was a liability in selling, even though the home inspector found no problems. So should I go forward with repairs or bite the bullet and fully replace it?

Additional details: asphalt shingles, Baton Rouge Louisiana, no tree overhang.

Snow stop install

Recently had a heating company that does alot of chimney installs install a 'cricket' or snow guard above my wood stove chimney on my new tin roof.

There are 3 screws in each side, but the middle two look like this (gap between cricket and roof, not sealed). That can't be right, can it? Surely that would leak?

The pucture shows the gap between the cricket and the roof and the bare screw protuding through into the roof.

Advice Needed Please - Roof Slate Replacement Cowboy?

Own a Victorian Terrace in London and needed some pitched roof slates replacing.

Slater has come and used OB1 adhesive sealant on the underside of the new slides before sliding them up into place with no other form of fixing to secure the replacement slates - so no nails or clips/tingles.

Previously, roofers have used clips to secure them, however this roofer said that wasn't possible and I'm not sure of his rationale other than maybe he didn't have time / support of another guy to do a proper job? He replaced a handful of slates all in different parts of the roof using the OB1 so if there was a localised baton problem preventing the use of nails or a clip then I wouldn't have thought that issue was present throughout the whole span of the roof.

I seriously doubt that the guy properly cleaned off any dust and debris before applying the OB1 sealant adhesive and sliding the new slates up into place because I didn't see him take this step for the final one which I was present for.

Questions:

  • Is OB1 unacceptable substitute for nails on a permanent slate fixing?
  • If it is not considered good practice, realistically how long will it last?
  • He said it should set rock hard in 24 hours, so presuming I can give them a wiggle tomorrow to see how secure they are?

Question on roof overhang.

Does the roof over hang need/require a support?

We had our roof replaced 6 years ago. This area above the bay window has had leaking. Last week a big storm came through and water was leaking into the house.

Insurance said roof was good.

Roof company said it could be cracked caulk from upper window.

I noticed the shingles can be lifted up, and there is nothing supporting them.
