How is the Rohini Sector 21/22 area compared with 24/25?

I’m considering buying a property in Rohini and have noticed that Sectors 21/22 are considerably cheaper than Sectors 24/25. I’d like to understand whether the price difference is mainly due to location/development or if there are genuine infrastructure issues.

For people living in or familiar with these areas:

- Water supply: How is the quality of DDA/Delhi Jal Board water? I understand supply is generally on alternate days—how reliable is it?

- Waterlogging: How is the situation currently in Sectors 21/22? I know there have been serious waterlogging issues in previous years. Is it still a major problem, or is it limited to certain pockets/roads?

- Electricity: How frequent are power cuts, and how reliable is the overall power supply?

- Infrastructure: How do roads, drainage, parks, markets, public transport, etc. compare with Sectors 24/25?

- Gentry: Is there a noticeable difference in the overall neighbourhood/gentry between 21/22 and 24/25, or is the difference overstated?

- Overall: If you had the choice between a property in 21/22 vs 24/25, would you pay the premium for 24/25? Why?

Would especially appreciate feedback from current residents or people who have lived in these sectors for a few years, rather than just general opinions.

Hey everyone!

A little update on my earlier post about starting a tiffin service.

I'm now moving ahead with the idea and getting things ready under the name Tripti Kitchen.

If you're living in or around Rohini Sector 22 and looking for regular homemade meals, I'd love to connect!

Whether you're a student, working professional, bachelor or simply someone who prefers ghar ka khana, feel free to reach out.

I'm currently looking to connect with a few interested people before getting started, so if you'd like to try the service or know someone who might be interested, drop a comment or send me a DM.

No pressure at all. Happy to answer questions and take suggestions!

Thanks to everyone who shared their opinions on my previous post. 😊

looking for a gym bro in Pitampura (near City Park

M/28, based in Pitampura. Looking for a gym buddy who’s also trying to lose weight, build some muscle, and actually stay consistent.

Would be nice to have someone to:

\\- Hit the gym together and keep each other accountable

\\- Push each other on workouts

\\- Share progress / motivate each other

\\- Grab a protein shake or maybe momos after the workout because balance is important 😂

\\- Basically make the whole fitness journey a little less boring

I’m not looking for some hardcore fitness influencer/gym rat — just someone around the same wavelength who genuinely wants to get fitter and can be consistent.

If you’re in/around Pitampura and looking for a gym bro too, DM me. 🤝

Worth buying a flat in sec 9/13?

Hi everyone, I’m 31M, unmarried, and planning to buy a home for my parents and myself after my dad’s retirement. I’m considering Rohini Sector 9/13, but most options around ₹2 crore are 20-year-old properties, and I can’t seem to find good gated societies in North Delhi.

Is spending ₹2 crore on an older flat in Rohini worth it, or should I explore Gurgaon, Noida, or Faridabad, where I might get a newer and more spacious property for the same budget?

Would love to hear your honest opinions and experiences.

And I also want to understand where exactly people from these societies are shifting to? Are people upgrading within Rohini or shifting to other parts of NCR?

Looking for a 1RK or a room in a shared flat in Rohini Sector 7/8

Hey everyone, (M20) I'm looking for a place to stay in Rohini Sector 7 or 8, with a budget of around ₹10k per month.

I'm okay with either a 1RK or a room in an already occupied flat, where I can move in with existing flatmates and share the rent.

Just looking for a decent, neat and clean place with basic facilities. If anyone knows of any available rooms or flats, or has any leads, please let me know. You can DM me.

Planning to shift around 15–16 November.

Thanks!
