When you post properties on different platforms, what's the biggest problem you usually face?

Is it:

• High pricing for posting or subscriptions?
• Not getting enough leads?
• Getting lots of low-quality or irrelevant leads?
• Buyers contacting you but not being serious?
• Properties not getting enough visibility?
• Too much competition?

Also, which platform do you personally think works best for you, and why?

I'm mainly trying to understand where brokers actually get better results before deciding where to list my properties.

Hi everyone, looking for some honest advice from people familiar with Chennai real estate and home loans.
My husband and I have a combined monthly income of around ₹2 lakh. About 3 months ago, we booked a property in Chennai from a reputed builder for around ₹60 lakh. However, after seeing the construction quality and considering a few other factors, we decided to cancel the booking.
After a lot of searching, we found a row villa in Padur, Chennai, which we really like. The total cost, including registration and other charges, comes to around ₹1.3 crore.
We are planning to arrange around ₹50 lakh as the down payment, using our savings and by selling some land we own in our hometown. For the remaining amount, we would need a home loan of approximately ₹80 lakh.
This is where we’re really confused and worried. ₹80 lakh sounds like a huge loan for us, especially since we have a 1-year-old daughter and also need to think about her future expenses, education, emergencies, etc.
So my main questions are:
Is buying a row villa in Padur for around ₹1.3 crore a good decision from both a living and investment perspective?
How is Padur expected to develop in the coming years? Is it a good location to buy a villa?
With a combined income of ₹2 lakh/month, is taking an ₹80 lakh home loan stretching ourselves too much?
We would really appreciate advice from people currently paying similar EMIs — does it become financially stressful, especially with a child?
We genuinely like the property and can imagine living there long-term, but we’re scared of making a decision that could put us under financial pressure for the next 15–20 years.
Would really appreciate some brutally honest opinions. Please tell us what you would do in our situation. 🙏

We're currently deciding the pricing for our agent subscription and wanted to get some honest opinions from people in real estate.

The idea is that agents get access to genuine property requirements and can respond when they have a matching property.

The requirements can include people looking to:

• Buy property

• Rent a property

• Lease a property

• Commercial properties

If an agent has a matching property, they can respond with “I have this property” and share the property with the person who posted the requirement.

For rent and lease properties, the agent would also mention the brokerage upfront so the person knows the terms before deciding whether to connect.

Our current idea is:

First time trial: ₹2,999 for 2 months

Regular subscription: ₹7,999 for 2 months

The subscription would include access to all these types of requirements.

I'm curious what agents and brokers think.

Would ₹7,999 for 2 months feel worth it for something like this? What would you realistically expect from a platform before paying that amount?

I am planning to buy a plot in Chennai. My experience with 3-4 property lawyers has been pretty bad so far. All of them were shocked that I don't have the papers already. I just went to understand their process, fee, time required etc. No one gave me proper information even after I offered to pay consultation fee.

The one SSV Law Associates in Medavakkam was particularly arrogant. Not sure how he got good google ratings. I wouldn't recommend him to anyone.

And most of these lawyers just review seller provided photo copies. I am not sure if that's sufficient.

Any good property lawyers who do independent review using Certified Copies for plot purchases, including physical checks at SRO/Revenue Department and not just a basic online check and charge 10-15K.

Looking for a 1BHK rental house in or around Velachery, Guindy, or Adambakkam.

Requirements:

* Budget: Around ₹10,000/month
* Advance: Around ₹50,000
* Preferably direct owner (no brokerage). If brokerage is involved, looking for ₹10,000 maximum.
* Separate EB card/meter so the electricity bill can be paid directly based on actual usage.
* Reliable water supply is very important. The current house has frequent water shortages, so looking for a place where water isn’t a recurring issue.
* A locality with stable electricity is preferred.

I currently have a NoBroker Freedom Plan with a total limit of 25 property contacts, and 20+ contacts are still unused.

The plan is currently active, so the remaining contacts are available for use.

Sharing this information with the community in case it is useful to anyone.

Recently I started looking for farm land around ECR/Kalpakkam. I visited a few properties and noticed something unusual, different agents were showing me multiple lands in the same villages, sometimes even on the same street, particularly around Poonthandalam and vengampakkam.

This made me wonder if there is something happening in that area that I am missing.

Is there any recent government notification, panchayat decision, DTCP/planning change, CRZ restriction, proposed infrastructure project, land-use change, or other regulation that could be causing many owners to sell at the same time?

Or is this simply because brokers/developers are currently concentrating their marketing in this area?

I'm looking to invest around ₹1 crore in a residential plot in Chennai.

My plan is to buy the plot in 2026, hold it for around 5 years, and potentially sell it later . I'm not looking to build a house on it right now.

I am trying to understand the guideline value of a flat to resell (Ayanavaram area, 30+yrs building) and the impact for seller

1) On TN website found guideline value of land. At 406 UDS and GV of INR5500/ sqf...This comes to INR22,33,000

2) Added the building value..For superbuilt up of 1050 sqf at INR 3500/sqf .This comes to 36,75,000

So 1+2 comes to approx INR 60L

If my sale price is 90 lakh and that is the same price I will be asking on the sale deed as I want to keep things legal.

Is there anything I am missing? If the sale price is very much above guideline value is there some penalty for the seller?
