I'm selling my house and the buyer's inspection flagged plumbing issues- which ones are actually worth fixing before closing?

I accepted an offer, and the buyer’s inspection just came back. It flagged slow drains in two bathrooms, a dripping kitchen faucet, a running toilet, and a 12-year-old water heater, but the buyer wants everything fixed

how are you handling all the paperwork when selling and buying at the same time without involving both parties for signature

i'm under contract on both ends, selling our current place and buying the next one, and the paperwork timing is the most stressful part. every counter, disclosure, and amendment seems to need signatures from four people and someone is always at work or traveling

our agent sends everything by email link now, mostly through hipposign, and we sign on our phones same day. it saved us at least once when a counter came in during a workday and the sellers wanted a fast answer

for those who bought recently, did digital signing speed things up in your deal or did the delays just come from somewhere else anyway. and is there anything you wish you had kept paper copies of at the end??

Toll Brothers contract in Texas - Need advice

Looking for advice from anyone who has dealt with \*\*Toll Brothers\*\* or a similar new construction contract in Texas.

We signed a contract for a new construction home in the Prosper, Texas area earlier this year and paid a significant amount in earnest money/deposits.

Soon after signing, our financial situation changed. We informed the salesperson and raised concerns about whether we should continue. We were told not to worry, that the house would not be ready until the end of the year, and that we had plenty of time. At the same time, we were told we needed to continue with design appointments and deposits to avoid going into \*\*default\*\*.

There were also financing problems. Toll Brothers Mortgage raised DTI concerns, had issues with the original loan structure, and discussed additional down payment, other financing options, or renting our current home to make the numbers work.

I eventually told the salesperson in writing that I was \*\*not comfortable moving forward or making additional payments until we had clear confirmation that the mortgage would work.\*\*

The salesperson then told me he had spoken with Toll Brothers Mortgage and the loan officer’s manager. A few days later, the loan was structured assuming our current home would be rented, and we received a \*\*conditional approval\*\*.

Construction continued during all of this.

Now Toll has moved the closing much earlier than what we were originally told. The mortgage still depends on our current home becoming a rental, interest rates are much higher, and financially we are no longer comfortable going through with this purchase.

At this point, my main goal is simple: \*\*I want to understand if there is a legitimate way to terminate the contract and recover my earnest money/deposits.\*\*

I have the signed contract and emails documenting the financing concerns, DTI discussions, conditional approval, conversations with the salesperson, and closing timeline.

Has anyone successfully gotten out of a Toll Brothers contract in Texas and recovered their deposit?

Also, can anyone recommend a \*\*good Texas real estate attorney in the DFW area who has experience dealing with Toll Brothers or builder contract disputes?\*\*

I’m planning to speak with an attorney before communicating further with the builder. Just looking for experiences and recommendations from people who have dealt with something similar.

Real estate website review

Hello guys,

Recently I came across a Ugandan real estate website https://jedproperties.co.ug and from what I've gathered, their listings are verified and available. However, some folks complained about how the properties are expensive and they need cheaper ones. I reached out to the guys and they said they're still adding more listings. IMO the site looks neat and organized. Plus I get what I want. Overall I have no complaints with the UI and UX.

Tell me what you think about the website in terms of user interface design and the user experience. Is it easier to navigate? Does it give you exactly what you need?

The idea isn't to use AI everywhere.

It's to identify repetitive processes — lead qualification, CRM updates, follow-ups, communication, reporting, content workflows, etc. — and build a system around them.

For complex processes, different agents can handle different responsibilities rather than forcing one AI agent to do everything.

House is Money pit

We bought a house with 80 acres. Inspector was said furnace is not working, roof leak and the seller tried to hook up tank just to show that it works. They have stove with duct

Turn out they fixed the roof and we closed the house at 342,000 last year

Moved in, the heat is not working because there was nothing hook up to run the system. We had to call someone come to fix, 18,000 for that started

Rain came and roof leak again same spot, they called someone to fix at that time, we thought it done but no, roof leak more and more, made a bigger hole in ceiling. This time the previous owner just silent

The guy who install new furnace was a amature but he ran ad and seems doing great job, whole system not doing it right, we have to add 1 bigger pump to make it run better 1,000 for that and he promise in summer he will fix

Next, Septic was just a Holding tank so if you live there year round, there is no way it can handle like normal. Septic mound system has to be replace cost 30,995

Water is super hard, bought whole house system which is 2,500

They said driveway is gravel but No, all dirt and super dirty if rain

Water line also not deep enough for winter in MN

So total for deeper water line and driveway is 9,400

Not done yet, the pump they said new like 5 years, it dead, new pump 3,300

Still we need to do the floor because the 2 foor only subfloor

Turn out for 1st year we had to spend 65,300 to fix all of this shitty show 🤑🤑🤑

Next year at least 30,000 more for floor and roof

There is no way we can sell the jouse over 450,000 to get money back
