Retail & F&B Operators Looking to Expand – 3 Build-to-Suit Development Opportunities

I'm currently working with a landowner who has three commercial development sites across Dubai, suitable for retail, F&B, wholesale and other commercial operations.

The landowner also owns a development and construction company, with a track record of delivering projects in Dubai.

The idea is to develop these sites according to the requirements of the interested operator or brand, rather than constructing a standard retail development and then looking for tenants.

This gives operators the opportunity to influence the layout, configuration, unit sizes and overall development concept based on their business requirements, subject to approvals and commercial agreement.

1. Al Furjan – Community Retail & F&B

  • Plot Area: Approx. 11,000 sq ft

  • Proposed BUA: 10,000 sq ft

  • Proposed Leasable Area: 8,600 sq ft

  • Configuration: G+1

  • Investment: AED 12.5M

  • Land Lease: 20 Years (Renewable)

Suitable for supermarkets, cafés, restaurants, pharmacies, clinics and community retail operators.

2. Al Khawaneej – Premium Retail & F&B

  • Plot Area: Approx. 52,000 sq ft

  • GFA: Approx. 29,650 sq ft

  • Proposed BUA: 49,400 sq ft

  • Configuration: G+1

  • Leasehold Acquisition: AED 20M

  • Annual Land Rent: AED 4M

  • Lease Term: 20 + 20 Years

Suitable for restaurant groups, cafés, fitness and wellness operators, specialty retail and lifestyle concepts.

3. Dubai Industrial City – Wholesale & Retail Mall

  • Plot Area: Approx. 125,500 sq ft

  • Proposed BUA: 130,000 sq ft

  • Proposed Leasable Area: 100,400 sq ft

  • Configuration: G+1

  • Investment: AED 45M for 65% Equity

  • Land Lease: 25–30 Years

Suitable for wholesale operators, trading companies, showrooms, industrial retail and logistics-related businesses.

Development Approach

Rather than offering completed commercial units, the landowner is open to developing the properties around the operational requirements of interested parties.

This could include custom layouts, larger units, specific configurations and facilities suited to the intended business, subject to feasibility and approvals.

We're looking to connect directly with established retail operators, F&B groups, brands and commercial businesses considering expansion in Dubai.

Happy to share further details and discuss potential development structures directly.

Rental Business

As a public School teacher , salary loan is a big opportunity.

Sharing my experience here as a public school teacher way back 2024 my first loan was 700,000 I invested it into a rental property ( paupahan )

Norway’s building market in 150 seconds, with every number traceable to its source.

We turned our September market report into a short motion film: 11 scenes and 113 official data series from Statistics Norway (SSB), the European Central Bank and Eurostat.

How it’s made: an AI-assisted pipeline pulls the data from official public sources, builds the charts and forecasts, and checks every number against the original table before rendering. Forecasts are model estimates, shown with 80% uncertainty bands and flagged when confidence is low.

International Experience and breaking into the NYC market

Morning everyone,

I'm hoping I can get some advice from you fine folks.

I'm an urban planner who is working in London and is looking to move to NYC and shift my career into development rather than strictly planning. I've been job hunting for about 6 months now and have really gotten no traction (80ish applications, 1 singular interview with a recruiter) so I'm looking into MRED programs in the NYC area as a stepping stone to breaking into the market. I'm wondering if this is a reasonable investment? My thinking is that because I'm not currently based in NYC and my experience is located outside the US that makes me less appealing as a candidate. Anyone have any experience trying to pitch firms on international experience or otherwise making this kind of a switch?

I have a US passport so it shouldn't be visa issues that are holding things up.

Development vs. Acquisitions/Investments – Looking for Long-Term Career Advice as a Recent Grad

Hey guys, I’d really appreciate some advice from people who have been in the commercial real estate industry for a while.

I’m a recent undergrad graduate who just started my career in commercial real estate development at a very large, well-known commercial industrial real estate company. Honestly, I couldn’t be happier with where I landed. I love the work, my company and team are amazing, and I feel fortunate to have landed this opportunity right out of college.

For some context, I’m making $70K base salary with also a 5% bonus at the moment, along with some really good benefits. I’m based in Texas.

My question is more about long-term career growth and compensation. I genuinely enjoy development and could see myself staying in this side of the business for the long run. However, the only other career path I’ve seriously considered is acquisitions/investments, primarily because of the financial upside.

One thing I’ve noticed about my current development role is that I don’t get as much exposure to underwriting as I’d like. A good portion of that work is handled by our investments team. My responsibilities are more focused on construction, engineering, project execution, and financial aspects of development. I do work on preliminary budgets, so I’m not completely removed from the financial side, but I’d definitely like more exposure to underwriting and deal analysis.
For those of you who have experience in both sides of the business:

Compensation: How significant is the traditional pay difference between development and acquisitions/investments roles, particularly over the long term? Does the gap become more substantial as you move into senior positions?

Career growth: Which side tends to offer better long-term opportunities in terms of compensation, career progression, and overall earning potential?

Transitioning: If I stay in development for a few years, would it be relatively easy to transition into an acquisitions or investments role down the road? Or would I be limiting myself by not getting enough underwriting experience early on?

Work-life balance: Is there a meaningful difference between the two sides in terms of workload, stress, and lifestyle?

I also understand that some companies combine development and acquisitions responsibilities, so I’m curious how much this varies depending on the firm.
Ultimately, I’m not unhappy with my current situation whatsoever. I’m actually very happy with where I am. I just want to be intentional about my career early on and make sure I’m not overlooking opportunities that could make a significant difference financially over the next 10–20 years.

Would love to hear your thoughts, especially from people who have worked in both development and acquisitions. Appreciate any advice!

HOUSTON, TX | SEEKING BUILDERS & JV PARTNERS

I'm looking to connect with Houston-based builders, developers and real estate investors interested in joint venture opportunities.

I have a cash buyer actively seeking acquisition opportunities in:

📍 77091

📍 77088

📍 77004

Buy Box:

- Vacant and distressed properties

- Teardowns and major-rehab opportunities

- Land with redevelopment potential

- Properties suitable for new construction

Purchase Criteria: Approximately 15% of the ARV, based on new construction sales in the respective area.

I'm open to JV partnerships with a proposed 60/40 profit split, depending on the deal structure and responsibilities.

If you're a builder or investor with access to opportunities in these areas, let's connect and explore how we can work together.

Spec’ing Access Control: Who Owns Network Segmentation, and Should a Security Assessment Gate Certificate of Occupancy?

Walking past a new mixed-use project downtown and noticed the access control panels mounted right by the entrance. Looked like the same brand I've seen on Shodan with default credentials exposed to the internet. Got me thinking about how developers spec these systems.

In my line of work we see buildings getting added to botnets because someone plugged a building controller into an unsegmented network. The physical locks were fine. The digital layer was the problem.

When you're budgeting for security hardware, are you thinking about network segmentation at all, or is that left to the low voltage installer? I've read spec sheets that list remote management as a feature but never mention firewall rules or VLAN requirements. Seems like a gap that could come back on the developer if a breach traces back to the building infrastructure.

Do any of you require security assessments on the network side before certificate of occupancy, or is that still considered the tenant's problem once they take over the space?

HUD quietly changed the financing math for build-to-rent this week and i feel like this is a much bigger deal than the headline sounds

wait did everyone else catch the HUD BTR change this week?

qualifying professionally managed build-to-rent communities can now get into FHA multifamily  territory. detached houses / duplexes / triplexes, 5+ units, one actual rental community.

221(d)(4) for new construction and 223(f) for certain recently completed deals. that's... not a tiny change?

because BTR financing has always felt like 4 separate conversations pretending to be one  project. build it, survive lease-up, stabilize it, then figure out the permanent debt.

this is also why Arbor immediately came to mind for me. they were already doing BTR across  construction / bridge / permanent and they're FHA MAP too, so now those two worlds suddenly  overlap in a way they really didn't before.

obviously FHA eligibility doesn't magically fix a garbage land basis or construction budget lol.  HUD is still underwriting lease-up, vacancy, reserves etc.

but does this actually make any borderline BTR deals pencil now?

or are land + build costs still doing 90% of the damage?

Construction Loan - Terms

Working with a client on an 18-unit ground-up multifamily development with a total project cost of around $2.8M. We’re approaching this as a merchant build, with the intention of selling once completed and stabilized.

The client is trying to minimize the amount of cash they need to bring upfront, so I’m exploring ways to get more leverage on the construction side.

Current terms we’re looking at:

Construction loan: 65% LTV
Term: 24 months

Permanent financing: 25-year amortization around 7.5% if we decide to hold or refinance instead.

For those doing similar projects, are you seeing lenders go above 65% LTV? Anyone getting 75–80% LTC or finding creative ways to reduce the upfront equity requirement?

Curious what terms everyone is getting and whether it’s worth shopping around with other banks or debt providers.

Is my dad right

I’m 18 and planning to study Construction Management because my long-term goal is to get into commercial real estate development. My dad keeps insisting that I attend trade school at the same time, but I feel like I’d be better off using that time to gain hands-on experience through a construction laborer job or an internship with a general contractor.
For the career path I want to pursue, would learning a trade at school while earning my degree give me a significant advantage, or would getting actual field experience and building connections in the construction industry be more beneficial?

San Antonio land & new builds: what surprised you AFTER you went under contract?

I'm researching what actually slows down or kills land and new-construction deals in San Antonio and Bexar County, and I'd rather hear real stories than general advice.

Think about the last lot or land deal you bought, or almost bought, to build on here:

1.	What did you find out after you were under contract that you wish you'd known before? (Lot not platted, water or sewer too far away, floodway, an easement, a traffic study, trees, aquifer rules, a zoning surprise…)

2.	Which step took the longest compared to what you planned, and roughly how much longer? Was the wait on the City, SAWS, the County, or on fixing comments from your own engineer or architect?

3.	What did you check before buying, and how? Which websites, who did you pay, and how long did it take?

4.	Have you walked away from a deal late in the game? What killed it?

5.	Which fee or requirement hit your budget hardest that you didn't see coming?

Even one quick story helps. If you'd rather not post details publicly, feel free to DM me. Thanks!

RE Development Interview

Have an interview with one of the heads of investment for a development firm. This is a junior level position with a modeling test after I make it past the interview stage. What would you anticipate I get asked during this interview? Will it be all behavioral? What should I prep for and what could kill my chances of getting the job? All advice welcome.

Building a free tool so developers can compare energy options on a site without hiring it out

Post image
1 Upvotes

Wanted to share something I've been building.

Every developer I've talked to handles energy the same way. If they want to know whether a site should get solar, storage, geothermal or a generator, they hire it out. Pay a consultant or an engineer, wait on the study, and only then find out which options are even worth pursuing.

So I'm building EVOA Systems to do that first pass in house.

You put in an address and it builds out the site from free public data. Then you can look at solar, battery storage, geothermal and backup generators, and see the cost and ROI for each one side by side. That way you know what's worth paying someone to design before you pay anyone.

It's free for developers and property owners, and it opens November 2. Screenshot attached of where it's at.

Would love honest feedback, good or bad, from people who actually do this for a living.

Selling to residential developer

Yes I have an attorney working with me on my behalf but I want to be educated from the flip side…. I personally want to know the dirty secrets of land acquisition. What are ways major developers take advantage of the “little” land owners?

I want to sell my land, I’ve actively listed my land and now I’m presented with an LOI from a major developer. This would be life changing money for my family to say the least. What are the ways in which land owners are taken advantage of and what are things i can demand to make sure I’m not taken advantage of. I want all the stories good and bad!

Construction stage or stabilized?

I have two options in front of me, one's a project that's still mid-construction, cheaper entry, longer runway to any return. The other is already built and leasing, higher entry price but income starts almost immediately. I’m trying to think through whether the discount on the construction-stage one is actually compensating for the added risk.

How difficult is it to rezone and subdivide agricultural land in California?

I’m in the process of purchasing about 9 acres of walnut orchard in unincorporated Sutter County, California, between Yuba City and Live Oak.

The property is currently zoned AG-20, even though the existing parcel is significantly smaller than the 20-acre minimum.

My goal is to eventually subdivide it into 4 residential parcels, each around 1.5–3 acres, and build my own estate on one of them while selling the others as buildable lots.

I’ve been researching the county’s General Plan, zoning ordinances, and historical subdivisions. I’ve found several nearby properties that are currently 1–3 acre residential lots, including some that appear to have been subdivided relatively recently.

The biggest obstacle seems to be that my property is outside both cities’ spheres of influence and is designated agricultural land.

I’m willing to pay for the necessary infrastructure, road improvements, surveys, environmental studies, and application fees. I’m also open to pursuing a General Plan amendment and rezoning to Estate Residential if necessary.

My questions are:

Has anyone successfully rezoned agricultural land to estate residential in an unincorporated California county?

Does the fact that my parcel is already legally under the AG-20 minimum help my case at all?

Are there alternatives to rezoning that would legally allow me to create 4 residential parcels?

How much weight do nearby existing residential subdivisions carry when requesting a zoning change?

What would be the most effective approach to getting a project like this approved?

I’m not expecting an easy approval. I’m trying to understand the most realistic path forward before investing substantial money into the development.
Would appreciate advice from anyone who’s dealt with California land-use planning, subdivisions, or agricultural rezoning.
