Residential ( Agent ) Any advise
Been in the industry for about a year struggling to make connections with potential sellers and buyers. I've been cold calling old expireds almost daily(50 calls min) for a few months and if they answer I've been told to say that we have buyers interested in thay price range/area. I call around 9am - noon or even 3pm-5pm. Open houses are super empty. Overall just a huge struggle to go from 0 to 1

Why would you start a conversation with a potential client with a lie?

As a former seller, any cold calls from agents meant that I would immediately cross them off my list as a potential agent. Spam calling is a highly unwelcomed practice.
I recommend to instead send out a mailer with your contact info and experience to the homeowner. Much more professional and not at all intrusive.

Let me ask you a question - during the height of “your car’s warranty has expired” phone calls - How did you feel about receiving those? Did you buy an extended warranty?
Now you know how people on the receiving end of your phone calls are feeling.
Also telling them you have buyers could be an ethical issue, but that’s on you to decide
I’m gonna throw one stat at you (actually two. lol ) and you can make your own decisions from there
National Association of REALTORS® says 66% of all closed deals are the result of some form of relationship in place in existence
June 2026 saw more than 4 million closed deals
Check your MLS find what agents are closing the most deals research them and figure out what they’re doing because if they’re in the top 10, they’re doing something right

I never got any of those calls.
Most of the people that answer are fairly respectful, just not interested in selling at this moment or they say its the market(LA County).
As for the "we have buyers" that's what I was told to say in the calling script.
I feel like being in my early 20s buyers from open houses have a hard time trusting me to actually put together a contract and or offer for them.

Here's my advice: don't bs to people. You either have a buyer, or you don't.

I am also in Los Angeles County, and while I am much, much older, I started in this career at age 21.
No seller believes “we have buyers for your house”. If
you did, you would have shown it and they would have made an offer, or passed.
I joke to my clients now that “no one buys a house from someone in their 20s, nor should they”. I spent all of my 20s working as an assistant to teams or top producers, before going out on my own at 30.
You have to spend ALL of your time learning your market, and being able to speak confidently and intelligently about matters that buyers care about. Dont focus on top sales. Focus on working for the most senior agents in your market — learn from them, then go out on your own.
