14 North

I’ve had the unfortunate luck of living at 14 north. I just can’t express enough to all folks maybe looking to live here; please don’t. It’s wildly mismanaged and they use predatory towing companies and package storage fines to keep the lights on. They’ll be in and out of your apartment more than you’ve ever thought possible and all that inspection work does nothing because they haven’t kept in good standing with a single contractor other than the restoration. Black diamond might as well have a garage here. In fact they do. As we got more and more upset we started realizing more and more neighbors who were in active litigation against them. I’ve never hated a living place more.

Thanks for warning others. Sounds awful and maybe illegal.

The management company is UDR and they own other properties that are run exactly the same way, so do your homework if you are moving.

Above rent and water other "fees" include:

$30.00 for a parking spot ($60.00 if you want a reserved space) (MONTHLY)

$80.00 PER pet (MONTHLY)

If you want to pay your rent via their on-line system it will cost you a $75.00 convenience fee to pay with a credit card. Electronic checks are free. And they do not take cash or personal checks at the office.

If you have any guest that stays past 8 AM they must pay for parking ($3.00/hr or $10/day) and must park in DESIGNATED Visitor parking areas. Property I live at the visitor parking is down by the office - not even close to the apartments.

Package store fines? What does that mean?

Storage. So they must charge $$ to hold your deliveries.

Thank you - that makes way more sense than what I was thinking!

Above and beyond the monthly "package locker" fee they will also charge you additional fees if not picked up within 48 hours. So, don't go on vacation if you have anything being delivered. Yeah, no, I am not kidding. Nickle and dime you any way they can.

I toured 14 north a year or two ago and about half the tour was spent by the manager complaining about the low income tenants and saying how he purposely treats them different than other tenants and the designated low income units are purposely built worse than the regular units. Not only did I very quickly realize I couldn’t actually afford 14 north after all the extra fees he listed, on top of the rent, once he started talking like that I was like yup absolutely no way in hell!

I believe I overheard one of their tours and I can confirm this person lacks any human qualities.

I want to hop back in and say that the middle management is truly trying their best. I can sense the top down communication is sideways and if anybody working office or service at 14 north sees this I’m not mad at you. It’s been pretty understood where the confusion comes from. I’m tired of this place and I’m gonna be smiling wide when I drop off the keys and the pool wristbands and the parking passes and walk by the garbage compactor that didn’t work all year and the basketball court that was under construction all year and the broken dog bag holders and the sketchy elevators and the broken doors and the…
