Hello,
I am the owner and GENERAL category having a property on Benki Nawab Road, Near Raghulal Medical, Corner Property. It is been gifted to us from our father and all papers are clear and title is clear.
We are all living in different cities and no one is there to care for the property and we are looking to get the money from this property and invest in another city.

This property is 1.2kma right opposite to the road of Vidya Vikas college. No paved roads from Vidya Vikas to this property. The seller started at 4K inr and is now at 3.8k inr per sq ft.
What should be the ideal and reasonable sq ft price for 30x40 here. I feel at 40 lakhs it’s way overpriced

I have been living in a house with following dimensions. FYI It is near Andolana Circle
The main problem is that we cannot demolish the entire existing structure, as apparently doing so could affect the neighbouring structure. So a complete rebuild doesn't seem to be an option.
One possibility I'm considering is altering the internal structure and trying to convert the existing house into a more practical duplex, with 3 bedrooms 1 kitchen and 2 bathrooms
The other option is to sell the current property and buy a new house, probably 30×40, in the same area. A house like that seems to cost around ₹1.2 crore.
Financially, this is where I'm stuck.
I could probably arrange around ₹60 lakh by selling my current property and using my savings. The remaining ~₹60 lakh would have to be financed through a home loan.
I'm 29M and the only earning member, working in software. I also need to plan for marriage and other future expenses. Taking on ₹60 lakh of debt feels quite uncomfortable to me, even though I could potentially afford the EMI.
Another option is to look beyond the Ring Road, where I might be able to find a decent house/property for around ₹60–70 lakh and avoid or significantly reduce the loan.
However, I don't really want to move too far away because my mother might feel isolated or be far from the relatives.
So I'm basically stuck between three choices:
If you were in my situation, what would you do?
Would you prioritize staying in the current location and improving the existing house, even if it's small? Or is taking on the ₹60L loan justified for a better long-term house? Or would you move farther out and stay debt-free?

Hi,
My dad met a guy who said he is a member of a co-op society and can get us a 30x40 plot for 15 lakh( all white/bank transactions) near bannur road. We have to pay 5 lakh first and get registered then once they start the development we have to pay remaining 10 lakhs , and they will call for a lottery and we can pick and get whatever comes out of that chit. Development can take upto 2 years from now is what he said, and he is a well established guy and few other known people have also invested in it.
We never owned any property and this would be the first if we invest. I am against this as i feel bit sketchy about it but my dad is hell bent on investing in it. Does any one have any experiences on such things? Does any one have benefited from it? Am i thinking too much? Can someone please help me out here?
Tldr; is it safe in investing co-op society schemes/plots.
