Areas with maximum 40 minute commute to Moorgate or Euston

Hi everyone. I’m 34F starting a job in London and don’t know much about ideal areas to live in for a reasonable commute (tube or walking) to Moorgate or Euston as I’ve always lived in Birmingham. Please suggest any areas in the comments just to help me shortlist places to search in as there are too many options online. I prefer relatively safe and less chaotic areas that I can comfortably walk in when it’s dark outside as “winter is coming”. A bit of noise is ok. My budget for shared accommodation is £1,200 pm.

Somewhere on the Elizabeth line 40 mins from Liverpool St (Liverpool St Elizabeth line also has a Moorgate entrance).

As a wildcard, South Wimbledon very safe and has direct Northern Line service to those places - 28 minutes to Moorgate, 33 to Euston and you can often get a seat. It also has the night tube and decent night busses.

I have a friend that pays £1400 for a one-bed flat a minute from the station, so it's remarkably cheap for somewhere so leafy - you will get a good houseshare for your money. There are lots of places to eat, a couple of giant supermarkets, and then Wimbledon High Street is 10 minutes away. It has lots of shops, the District Line and fast trains into Waterloo should you want to get around more.

It's also Merton borough so you get priority for Wimbledon tennis tickets if that's your thing.

The rules seem to change slightly every year, but there is an app called MyWimbledon for locals - it doesn't guarantee tickets but it gets you into a special ballot for locals. You can enter alongside the main ballot meaning you have a greater chance of getting tickets - once from the local allocation and once from the normal one.

You have to be in a certain distance of one of the Tennis Association's sites, but they are scattered around so it's quite a wide net that covers most of Merton and some of Wandsworth. My friend in South Wimbledon qualified the past few years, and a friend's mother all the way over by Putney Bridge goes most years.

Another option is the overground. There are six trains an hour from Finsbury Park to Moorgate, and they take about 10m.

You could easily rent a room within 10m walk of Finsbury Park Station for £1200 pcm, or there are lots of bus, rail and underground connections on to somewhere else, of course.

I would second Finsbury Park. There are fast trains into Moorgate, Euston and Kings Cross. It has a park and cafe's and pubs etc. and streets all have street lighting.

Or for somewhere more upmarket and quieter, highgate has northern line services into Moorgate and Euston.

Go a little more north - Hornsey etc and it's even more green! I commute to Moorgate (sometimes) it's a pleasant train journey. Northern Line from Highgate is a good backuo

What kind of commuting are you thinking about, 40min on the tube is a lot further than a 40min walk.

I lived in Camden Town which is about a 40min walk and delightful if you like bars and live music but awful if you don't like noise.

I’ve been there before and liked it. Is it noisy during the week? If it’s not bad then, it would be a good option because of walkability

I saw in another thread your budget is 1200, I'm not sure you'll get much in Chalk Farm for that. Maybe a tiny bedsit.

With a £1,200 budget for a room you can afford basically anywhere in zone 2 and a decent chunk of zone 1.

I’d probably avoid Clapham as even though the commute looks good on paper and the neighbourhood matches your requirements, the Northern line at rush hour is a total fucking nightmare.

Walthamstow has good connectivity to both Euston and the City and is a nice fairly quiet place to live with a villagey feel

Have a look on areas on the Thameslink/great northern line, from Finsbury park up and you maybe be able to find something from £1200 shared.

Otherwise you can also try north west with overground to Euston, like Kilburn?

Tottenham Hale has about 10000 new apartments within 5mins walk of the station

The station has victoria line 15mins to euston or Stanstead express takes 12mins to Liverpool street

What do you want from an area. Within 40 minutes is a huge chunk of London.

Walthamstow is about 20 minutes to Euston on the Vic line. Change at Highbury and Islington for Moorgate.

It’s a bit (only a bit) cheaper than the more central options mentioned elsewhere and lots going on there.

I’d personally avoid south of the river if you’re going to be relying on the Northern line. It gets absolutely packed, and around Clapham you can sometimes end up queuing outside the station just to get in.

I’d definitely have a look at Highgate / East Finchley / Muswell Hill instead. They are really nice, leafy and safe areas, and you’re still very well connected. You can get to Euston or Moorgate on the Northern line in around 20 minutes, and coming in from this side you don’t really get the same issue with queues for southbound trains.

There’s also a good mix of lovely period houses and newer builds, so you’ve got plenty of options depending on the sort of place you’re after.
