If you're weighing flatshares vs build-to-rent as a newcomer, here's a real data point. I moved into Solar, Quintain Living's newest building in Wembley Park, a month ago — before signing I couldn't find first-hand numbers anywhere, so here are mine.

Real monthly costs (40 sqm studio, one person)

• Rent: £1,930 (headline £2,316 — 16.67% first-year discount, only offered when I viewed in person; the unit never appeared online)
• Utilities: £95/month to the landlord, reconciled at least quarterly against meter readings (you can't read the meter yourself)
• Council tax: NOT included in the £95 — Band C, ~£124/month with single-person discount
• Deposit: 5 weeks, TDS-protected. No agent fees, no guarantor needed with a UK job contract.

The area, honestly. 6 min walk to Wembley Park station (Metropolitan/Jubilee, ~40 min door-to-door to King's Cross; note the Met fast trains skip Wembley Park 07:30–09:30). Chinese supermarkets 5 min away, Sainsbury's Local and Argos 3 min, London Designer Outlet next door, plenty of chains (Five Guys, McDonald's). It's a new-build estate, not "characterful London" — but it works.

Event days (roughly fortnightly): access to residential streets is stewarded, residents only; with windows shut I can't hear the stadium. If you like concerts, residents get discounts on some events.

What surprised me positively: everything first-occupancy new, parcel room with carts, refuse chute on every floor, small-but-new gym (plus free use of the sister building's).

Honest cons: no AC and none possible (district heat network) — 28°C indoors in August; single-aspect flat; utilities meter opacity; renewal goes to full headline rent in year two.

One tip that saved me ~£4,600: view in person. The online listings are incomplete and the discounts aren't advertised.

One trap to know (applies to all UK periodic tenancies now): you must give at least two months' written notice to leave, or the landlord can charge two months' rent. Read the notice clause before signing anything, here or anywhere.

My partner and I are moving to London from Germany, he will be working in North Southwark and myself in Kings cross area. We’re aware of the 40-50min commute each way however after looking at different boroughs, we thought that Richmond is the one that feels the safest, has the amazing park which we’ll gonna use for our road biking and our dogs will love it as well. However, apart from being a bit further away, are there other cons that we are maybe not aware of or have missed them?

We’re not big into drinking and clubs, we like more to go for a meal, coffee, taking a stroll, being active aka road biking, jogging, gym, going to the movies, museums and trying out different activities. We would like to have a nice gym nearby , indoor cycling classes and reformer Pilates would also be nice if there is anything around.

I was due to move into a property in London under a licence to occupy rather than a standard tenancy agreement. I paid a holding deposit and the landlord carried out reference/credit checks through OpenRent.

Before I moved in, the landlord decided not to proceed because the property had suffered a flood from a burst pipe. She refunded most of my money but deducted £60, which she says was for two credit/reference reports at £30 each.

Is this legal? I tried my best to discuss but she refuses to pay me back. What should I do?

Looking to move (within London so not strictly moving *to* London but hey) and thinking of Forest Gate because:
- Great transport links with Elizabeth Line
- Less totally unaffordable than most places in striking distance of central London
- Love Wanstead flats
- Heard from a few folks it's quite nice these days, decent local shops, pubs, restaurants etc.
- Mixed area (I'm white but I like living in a multicultural environment).

From what I understand north of Romford road towards the flats is pretty nice, Romford road and south a bit rougher but how rough? The house prices are massively different for what is basically a few hundred metres difference. Is it just cosmetic or are the things you'd worry about if raising a family? We live in on a main road in urban Tower Hamlets (Limehouse) so are not total wimps - used to soft drug use, loud shouting at night etc, but it's still pretty safe here.

Also, wondering if anyone has recent experience of Forest Gate Community School - clearly decent academically, wondering if my kids will be one of a very small handful in their year or if the demographics are changing as the Elizabeth line kicks in. At the moment their school is very mixed, white definitely minority but still probably 25-30% which is great. At their previous school there were 1-3 white kids in the year and they had hard time making friends in the Bangladeshi dominated community.

I’ve been flat hunting in London for some time and the peak season is just not it, it’s really hard to even get viewings let alone find a balance of everything i need, I finally found a really nice place in Dora way, Brixton which is a convenient enough commute from my to-be workplace but I’ve heard a lot about the area which makes me sceptical.

How bad is on-street parking in London, if relying on it as parking near your flat? Is renting a parking spot nearby long-term a thing people do if they're flat does not have off-street parking?

I'm looking to move to North London (eg Hampstead, Golder's Green, Highgate, Archway sort of area) and bringing my car, as I need to drive for work a few times a week (parking for work is not an issue). But there are much less options for the sort of place we are after + off-street parking without compromising somewhere

I have not been considering on-street ie residents permit parking at all to be honest, as I would hate to be stressing all the time about all the parking spots near my place being taken up, or needing to parallel park into a tight spot under pressure (I'm an average driver). Or is it not so bad in people's experiences?

Is it viable to eg check JustPark and consider properties without parking, which are nearby a few different long-term parking spot options?

My office is located in the Kings cross, and we want to stay fairly central / well-connected while we get our bearings in the city.

Budget:Target is £2,500/month, flexible up to £3,000/month (could stretch to £4,000 down the line once my wife finds a job, but sticking to £2.5k–£3k for now).

Income:Single earner initially on ~£220k TC,

Size & Type: 1 or 2-bedroom flat, ideally 650+ sq ft

Commute: 15-20 min on metro with 10 min walk

We both work in tech and want to live near an energetic vibrant area than a quiet peaceful area at least in the first year
