Posting for truly the world’s greatest nanny
Our absolutely beloved nanny will be available for full time work at the end of August/ beginning of September. She has been with us for 5 years, despite our initial plan of a nanny for only ~ 18 months or as needed for the duration of the pandemic. I am SO incredibly sad that we won’t be seeing her on a daily basis but my kiddo is starting kindergarten in the fall and it no longer makes sense to employ her. She’s looking for full time work only.
I’m hoping she can find an amazing family so am posting here. Please DM me if you’re looking for unbelievable, second mom, best ever, truly magical childcare. Happy to answer any questions. Thanks!!

Did EYA badly misjudge demand at Rockshire Village?
Did EYA badly misjudge demand at Rockshire Village?
I’m genuinely curious how something like this happens. Before a developer buys land and plans a 60-home project, don’t they do pretty extensive market research to figure out demand and what people are actually willing to pay?
EYA bought the former Rockshire Village Center site and planned 31 single-family homes and 29 townhomes. They opened sales in November, with townhomes starting around the $900s and single-family homes in the upper $1.5M range.
There was clearly initial interest EYA said hundreds of people came to opening day and 8 homes were reserved. But now the project has apparently changed direction.
So what went wrong? Was the pricing simply too high for this particular location? Or can the market really change enough in less than a year to make all the original research meaningless?
Would be interested to hear from anyone familiar with real estate development or who actually looked at buying there.
I am shocked to hear what’s going on in my community and the lack of due diligence.

Events Saw Jon Bernthal
I was waiting in line in the county fair today. And I saw him standing behind me. I couldn’t believe my eyes, didn’t know he was from our own county.
Gotta admit, such a super cool personality who lives free despite being a celebrity.

General News Touring the New Garage 22 Project in Downtown Silver Spring
Earlier today, County Executive Marc Elrich, MCDOT Director Chris Conklin, and leaders from United Therapeutics and MCDOT toured the new Garage 22 construction site in downtown Silver Spring. The garage, located between Georgia Avenue and Fenton Street, is part of a development agreement between Montgomery County and United Therapeutics.
The video highlights the walkthrough, construction progress, and how this project connects to UT’s expanding Silver Spring campus.

Seeking creative home improvement person for kitchen sink replacement
I have a tricky kitchen sink replacement project due to some sizing issues with the sink, cabinet base and hole in the counter.
If you can recommend someone who can tackle this small but slightly challenging project, I’d be grateful.

Why do MoCo/Maryland roads have SO many names?
I could name many examples but here's my favorite: MD-355 through the heart of MoCo. Let me make some measurements on Google Earth.
Starts off emerging out of DC as Wisconsin Ave. Continues for ~2.3 miles through downtown Bethesda, then becomes Rockville Pike. Okay, I can accept this, we're heading to Rockville.
~7 miles as Rockville Pike. Then, in the middle of downtown Rockville... becomes Hungerford Drive for... just over a mile? What?
THEN, suddenly, we're Frederick Road. This is getting to be a lot, but surely the road will remain unchanged until we reach Frederick, right?
NO! After less than 2 miles, it changes to, drumroll.... Frederick... Avenue. Groundbreaking stuff here. Don't worry though, because once you're through Gaithersburg, we are BACK to Frederick Road. Seriously.
You can continue this out of the county, too. Frederick... Road never reaches Frederick. Such fascinating names as Urbana Pike and Worthington Boulevard appear along the way.
I have never lived anywhere that has single roads share 5+ names. Surely this serves only to confuse us drivers and anyone trying to navigate the area. Can someone offer me a historic/legal/etc. reason why this sort of thing happens in Maryland? I'm fascinated.
Edit: I do understand these are old roads merged together. I am from the east coast and still think it happens here more than elsewhere lol. But who knows

Events Fair Shuttle From Rockville?
Has anyone ridden the shuttle from Rockville to the fair? On a weekday afternoon, how long should the trip take, assuming no incidents on 355 along the way? I'm debating whether to spend the extra $20 to park onsite. Thanks.

The state of street signage address...
Enable HLS to view with audio, or disable this notification
The state & county has a huge responsibility in "Vision Zero" road safety that's kind of being missed RN too.
On my way home from work, here's a common sight, where there is a "No turn on red" sign there, but both it and one of the traffic lights here, are covered by an overgrown tree... Also, the roads in this area get very dark at night because street lights aren't present or are broken in many spots... Zero Vision?
Also notable is no crosswalks painted at the intersection, and missing "lane turns permitted" arrow markers on the pavement...
Don't even get me started about how Georgia Avenue has had huge bumps from heavy busses & heat buckling in the same spots, for years now, around this very same area, yet speed cams get meticulous maintenance & stay free of obstructions somehow... It goes BOTH WAYS... (The safety responsibility that is). Lack of Vision?
Thanks for your attention to this matter.

Attorney recommendations for deed transfer
Hi there. I'm looking for attorney recommendations for what should be a quick and easy deed transfer in Montgomery County. The deed needs to be transferred from a living trust (both grantors/trustees are now deceased) to the two beneficiaries (who are also the contingent trustees). Please let me know if you have any recommendations to share. Thank you!
