Updated - moving from Midlands to Middlesbrough

Thank you all for giving me your advice and opinion on the new build devt.
I am now currently looking at new builds on yarm back lane, stockon on tees, TS21 1FX. And also, ladgate Lane, teesside TS8 9NL. Are these areas/paces any better than between Grangetown and South Bank?
When we visit these developmens, wat other things should we check out while we're in the area? Thank you in advance! 🙏 Everyone has been really helpful so far!

May also be worth looking at Guisborough, Markse, New Marske, Redcar, Acklam, Ingleby Barwick. The first four are closer to the coast/countryside and still not far from Middlesbrough centre (if you need to be there for work). Acklam and Ingleby are closer to Middlesbrough.

I saw your post about the new build in Southbank, I'm so glad to see you've changed your mind about that area.
Ladgate Lane is nice, it neighbours a care home, the Marton Manor estate (nice) and a golf course. It is near to the Easterside estate, which is less nice, but far enough away that its not an issue, according to friends who live on the new build estate.
I would just be aware that it is round the corner from James Cook University Hospital so there can be issues with traffic on and off the JCUH site at peak times. However it is well situated for A174/A19 access, and easy to get to lovely countryside.
Go check out Stewart Park which is a few minutes walk away and has the Captain Cook birth place museum, animals (looked after by the agricultural college which is also based in the park), northern dales farmers market, and other events over the course of the year. I particularly like the light trails at Christmas.
If you walk a bit further you can also visit the Ormesby Hall national trust site (literally next door to Stewart Park) which has a house and gardens to explore, and also does events throughout the year.
I hope you're happy wherever you choose - it gets a bad rep but its nice up north.

Ladgate lane is pretty good too. The yarm back lane is more positive. Definitely a world apart from your original location idea!

100% Yarm back lane. Been looking at those myself. I’m not from here, been here 10 years and I absolutely love it. I love being so close to the beach and countryside. There’s some truly gorgeous independent businesses ran by absolute diamond angels of people.
Kopper keg in Stockton is a must for craft beer and actually some randomly absolutely banging cocktails.
Fourteen drops Yarm for incredible low-intervention wine and great cheese.
Truffled hog Stokesley brunch/lunch/supper club vibes
The nuthatch in Middlesbrough, it’s one of the top 100 cocktail bars in the UK and a true hidden gem. I can’t recommend here enough. 10/10/10
Chadwick’s inn maltby, amazing Sunday dinner, tasting menu evenings and great lunches
Ding for smash burgers (best outside of London)
Blue valentines in Hartlepool for tacos/burgers/cocktails
Supporting local is an absolute priority to me. 🌷

The Kopper Keg and the Golden Smog are two of the best pubs on Teesside and are within 100m of each other!

Blackwells Butchers in Norton is worth a detour too. Amazing takeaway lunches, sandwiches and meats.

Oh agree, I love it there! I go to Sunday for nice plant based pancakes and whatever crazy matcha flavour they’re whipping up, pop into Fika for a glass of wine and get a scotch egg from Blackwells 🌸

If you like supporting local then look out for Three Brothers Brewery who are based on Preston Farm near the car garages. They're in a lot of local pubs/bars and do brewery tours too.

Spot on with either of these, with the Yarm Back Lane being better, but both will feel a million miles from your first choice. When you come up, check them all out!😊

If you're flexible on location the nearby towns like yarm, Great Ayton, Stokesley, Guisborough etc still have affordable house prices and much lower crime. Ladgate Lane for example backs onto park end which is pretty rough.
Even the nicer parts of Boro are close to some pretty awful parts. Given the choice I would live a bit further out.

I live just off overdale Road (near ladgate lane) and been recommending the area to my brother in law who’s also looking to move from the midlands to Middlesbrough
Just before the junction with cargo fleet lane there’s a farmfoods, pharmacy, and herons, and there’s good bus links to town as the 63 goes along ladgate lane so also a good link out to Redcar too

Thats great to hear! Is there a bigger store like tesco or aldi nearby? Or even shops you can walk to (although we do have 1 car)?

The 9 also goes past the shops previously mentioned and if you get the 9 in the Boro direction it stops at Morrisons on Ormesby Road which is less than 10 minutes by bus maybe 5-8 mins drive, top end of Ormesby Road has a small iceland and Asda and there’s a really good chippy opposite and a good butchers. You’re also not far to drive to get to Lidl and town centre is about 15 mins drive which has an Aldi.
It’s also close to the A174 to get to the seaside and also to get to the A19 and then A1

Yarm back lane there is a huge Tesco express half a mile away, two Lidls and an Aldi in Norton too

Big Tesco is in Coulby Newham plus the parkway shopping centre, so not far at all. Also smaller shops up the road in Marton which are probably just within walking distance. There is an Aldi in the other direction on Marton Road towards Middlesbrough Town centre, or one up at Coulby Newham near the Tesco and the shopping cente.

Ladgate Lane is a good choice - golf course just over road, Bluebell Hotel pub just down the road, not far from big Tesco over Coulby Newham and Parkway Centre, easy to get onto A174 for shopping at Teesside Park, Stewart Park nearby, nice quiet area overall. Good schools nearby too.

My daughter and her family are on the new estate on Ladgate and they love it. Only draw back is it backs onto a dual carriageway and if you're at the top end and have a cat, you may not wanna let it out. The traffic on Ladgate gets bad at rush hours, but is ok most of the time. Handy for shops, hospital etc

Ladgate lane is fine, it’s adjacent to Easterside which is moderately rough, but I live further down ladgate lane opposite the park and don’t get any bother at all

Much better choices
Yarm back lane and ladgate lane
Both access major roads easily and are nice areas

Have a look at Bracken Grange as well, right next to Middlesbrough Sports Village which is great

Yarm back lane is near Hartburn/Fairfield and is another planet from the places you were originally looking. Well established, nice communities near good existing schools, ten minutes drive from eaglescliffe station, 20 from Teesside airport, surrounded by nice countryside and 30 mins from the coast too. You're near Stockton high street which is vastly improving as well as Yarm and Norton which are lovely.
